Cleanliness of the room, ease of access (front door key), car parking.
The breakfast was fine, but one poor member of staff had to cook, serve and clear up. This slowed things down a bit. Also, please fix the dripping tap in the wash basin in room 8!

Cheap & has a car park
The guy on reception was not at all very friendly or helpful. The room smelt of stale smoke which was horrible. We had to keep all the windows open (in February - it was cold!)

Breakfast didn't start until 7.30. I explained I had to leave by 7am and I had a tray brought to my room the night before. Perfect service.
Lights on all night in the corridor, would be better with motion activation to reduce enviromental damage.

Very friendly staff, set evening meals atvery reasonable prices
Room very small, desk space take up completely by hospitality tray, freezing cold bathroom, tiny sink which is virtually unusable due to bathroom tray mounted immediately above, no lift

Extremely cold, shower poor, no table by bed, lack of electrical sockets- had to unplug kettle to charge computer etc, only toast & cereal for breakfast at weekends, dangerous door opening out to upcoming clients on second floor.

The hotel was clean, tidy and served it's purpose for a reasonably priced overnight stay. The staff were friendly and very helpful - all that I was looking for in a B&B. The location was perfect for the town centre - only a 10 minute walk.
The room was situated next to the fire door and staircase that lead to reception. It was infact incredibly noisey and so undisturbed sleep was an issue. The other rooms appeared well located and so I don't think that noise would have been an issue for the occupants.

OK for the money - however the room was extremely small. Apart from that, it was ideally located, clean enough and a place to rest my head.
The room was extremely small and this would cause the one hurdle for not re-booking this hotel. Plus charging £10 for having a bathroom seemed a bit extreme. Would anyone want a room without a bathroom?

Excellent value - very secure - nice to have free parking and wi-fi.
Older motel, but seems to be kept in good repair.

Shame Reading does not seem to offer much to tourists, found it difficult ot find soemwhere to eat, everyone seems to think the riverside offers great places, but we thought it was mainly chain type eateries, boring! Ease to get to hotel without having to go through Reading. Compfrtable double bed.
Difficult to clean teeth as shelf over basin prevented you from using basin properly. Bathroom cold, but bedroom too hot and not possible to turn radiator down. Shower needs upgrading. Single beds were old and need upgrading, one particularly uncomfortable so had to use spare double blanket from double room as extra padding over mattress.

For the price, everything was as expected. Obviously not the absolute best quality, but that's not what was reflected in the price. Overall, good value for money. Hotel allowed me to leave car in car park for the day, even after I checked out. This was very useful and most appreciated.
One of the wireless Internet points didn't work. The other worked but low signal.

Staff are very friendly and welcoming. everything clean and tidy. ample parking. Breakfast was great. great value for money
No bad points. personally wish it was located in Bracknell and therefore no Reading rush hour traffic :-(

able to park at hotel, freeview TV,breakfast freshly cooked, clean sheets and room.
sink shower room very small with shelf over top not good, the whole room shabby and in need of updating, bed old cheap and uncomfortable, rooms have been so built to maximize greatest number of rooms to the determent of guests, walls are thin next door conversations heard very easily. never a quite night sleep. beds never made (DIY). not offered a receipt for room payment. probably against the law.

Friendly owners welcomed us on arrival even at an 11pm check in. Rooms were clean and tidy if a little rough round the edges. Beds were made daily.
Hotel was a bit like a rabbit warren, lots of narrow hallways everywhere. Continental breakfast at weekends is a bit basic.

Checkin was fast and efficient even though we were early, was within walking distance of Reading Festival and also the town centre. Lots of parking and easy to get to.
Walls very thin and people on next floor up sounded like they were moving furniture at 3am! (maybe they were...)

As before - cleanliness and polite, efficient staff.
In room 10, where I was staying, it is very easy to overhear what is being said in the room above. On Wednesday night a lady was talking on her mobile phone and I could hear every word!
