Nice location. Good, comfortable beds. Clean, fluffy white towels. Peaceful.
Shower fitting and enclosure looked grubby although they may have been clean but well worn. Disappointing breakfast of burnt toast (which was replaced with cold soggy toast after I complained) and overcooked fried eggs.

Excellent internal modernisation of an old House in a lovely setting. Very comfy room with all mod cons. Fantastic breakfast. More pricey than, BUT, beats an Etap/Ibis any day! Perfect positioning for delivering son back to Uni and heading out to see the countryside to the North of Leeds.
Need a more obvious sign other than just 'HOTEL' where Cliff Road goes off to the right from Woodhouse Lane.

A lovely building and situation and I could see that renovation was being undertaken. Lovely grounds and a good size room. Breakfast was fine and staff very helpful. Beds were clean and comfortable.Very quiet room, no noise from other guests.
The bathroom was in need of some renovation. The bedroom was cold, but the weather had turned cold suddenly.

Impressive building Clean, tidy Very comfortable very comfortable bed Excellent breakfast and service
The hotel and room was quite cold Instructions for use of shower (which did work) would have been helpful as it took some to sort out the access to hot water

Newly refurbished room clean and well equipped to meet overnight needs. Excellent breakfast and good service.... very pleasant staff Good secure car park
Work on hotel in progress but not really of any inconvenience and good to see so much care being taken on a splendid Victorian specimen Not that easy to find

Position in relation to the university and Leeds centre etc.
Hotel was being re-vamped and this was not told to us when booking so some facilities were not available. Also booked a twin room but given a double, which we would have complained to the management about but as we had no time to do this we excepted the room without comment.

Staff tried hard to please. Hotel was quiet (except for the plumbing!). Good TV and Broadband available.
Breakfast was a bit chaotic (e.g. tables incorrectly laid) and the food was not as good as other hotels in the same class where I have stayed recently. Shower needed servicing and the design of the shower doors was poor.

Room was lovely with comfy beds- very clean.
Bathroom could have done with a more efficient shower. The breakfast could have catered for vegetarians a bit more eg, Vegggie sausage baked beans.

The hotel is in the process of being refurbished and our room was one that had been redone. The room itself was a little small though quite adequate but the ensuite bathroom was magnificent in its decoration and supplies. We were provided with everything we needed including a facecloth.
The dining room was too small for the number of guests and not everyone could be seated as soon as they wanted. However, the sataff worked really hard to make sure there was as little delay as possible in getting the guests served at breakfast

The hotel is in a lovely quiet cul-de-sac, able to have windows open all night without any noise. Staff were very welcoming and the breakfast was lovley.
Not really a bad point, but the hotel is currently being refurbished and so there is a little disruption.

a really pleasant hotel
the hotel MUST provide good location finding information. we spent 2 hours trying to follow the Mapquest directions and very nearly gave up.

Excellent standard of food and service. Very good facilities and we appreciated the amount of tea, coffee and biscuits supplied. A quiet area, plenty of secure parking. Our room had views over lawns and well tended gardens.
The bedroom carpet had seen better days but it didn't spoil our stay.

The suite layout was excellent, bedroom very spacious
Bathroom shower crowded, carpeted not tiled, carpet tatty, poor cleanliness mould in shower.
