Abbots House Hotel - B&B, Edinburgh - Reviews & Ratings"The guy who runs this establishment was very friendly and helpful. It really felt like you were staying in somebody's house,rather than a hotel. Breakfast was served promptly and informally. Although the house is very old and has been modernised in parts, it does retain some of the original features such as the glass roof in the dining room." (97879984)
It was clean and there was evidence of modernisation. Very welcoming and informal atmosphere.
It was an en-suite room at the top of the house and was freezing cold when we arrived.Although a radiator was present, an oil filled heater was present and worked. The bathroom was tiny and the shower was really slow!

Abbots House Hotel - B&B, Edinburgh - Reviews & Ratings"The hotel has had problems in the past with the hot water system.(Saw this on a previous review), these problems still persist. We paid in full at the start of the visit in cash. When asked for some reimbursement due to unsatisfactory room and problems with hot water we were told they could not do this at the time but would ring to sort this out the day after we got back. Needless to say a phone call was not forthcoming. I could not recommend this hotel to anyone." (99600737)
Booked room early 2007. Ended up in attic room with view of dirty skylight.

Abbots House Hotel - B&B, Edinburgh - Reviews & Ratings"When I arrived in Edinburgh I tried to phone the hotel to confirm that we had atrrived and to expect us late afternoon. There wa no phone number on the paperwork and a search by directory enquiries could not produce a number. We arrived by taxi and as the hotel did not have identification we had great difficulty finding it. The taxi driver exclaimed that he did not know it was a hotel. A charming gentleman received us and stated that he was not expecting us, furthermore they had had a fire and they were unable to accommodate us. A phone call from the `manager`to another hotel found us with accommodation. The hotel paid for the taxi. The new hotel was a converted doctors surgery, unfortunately not quite complete and indeed was not yet opened." (99571049)

Abbots House Hotel - B&B, Edinburgh - Reviews & Ratings"Booking system was good and generally the weekend went well. I know that other rooms were of much better quality to mine but overall the hotel was average. Breakfast was good when it arrived!" (99390747)
People were friendly and the price was good.
Disorganised and slow service.....run on a shoestring - bed uncomfortable. Kettle located on floor - unsafe!

Abbots House Hotel - B&B, Edinburgh - Reviews & Ratings"Our stay was okay but certainly not worth the 70 pounds. The location is safe (actually a few doors down from the police station). Public transportation is convenient." (99828707)
The staff were all great. The breakfast was your typical English breakfast (cereal, yogurt, eggs, sausage and bacon) and the caretaker usually made time to talk and see how things were going. The location was convenient as it was a fairly easy 2 mile walk to downtown or a quick bus ride. The buses were really easy to figure out and there were several that would get us within a block or two of the B&B.
One night we came home to no heat! Our room was freezing. As it was quite late we decided to tough it out. The next day they provided a space heater that was adequate but we received no compensation for our freezing night (it got down to 30 F and there was no heat in that entire end of the building). Also, no room service was offered during our 3 day stay - ran out of toilet paper and had to borrow some from down the hall. The beds were uncomfortable (thin mattresses), there was no topsheet and the comforters did little to provided warmth (especially when our heat went out).

"This hotel is at about 3 km distance from Princes Street, so it is a good walk (as I did), but you can catch a bus as well. The room wasn't too big, but it was of comfortable size, and the shared bathroom didn't cause any problems." (97639956)
The bed was comfortable, the breakfast was good, the staff was very friendly.
