Fairly Central and near bus routes Also only 100 yards to the seafront Good breakfast.
Shower/Toilet extract fan inoperative Didnt seem to be a resident owner/manager on site Would like to have seen two chairs in the bedroom. (only one chair) Dining room too small to take all of the guests at one time and guests were going away and coming back later.

Food was excellent. Gluten and wheat free diet requested and well catered for.
Room was not modern. Egyptian towels might have been luxury once. Bathroom not fitted out well-nowhere to put anything, no towel rail and very small sink. Curtains in room needed rehanging

The management went out of their way to make my stay as enjoyable as they possibly could. Very polite, helpful & always available. EXAMPLE... Breakfast usually kicks off at 08:00Hrs. But they very kindly served my breakfast at 07:30Hrs for me so I could get to my seminar venue on time each morning. Even on Sunday! How cool is that? Oh! The breakfast itself is great too! Plenty of choice & plenty of it served up.
I had a problem controlling the water temperature in my shower. It was either way too hot or way too cold. The nights were warm during my stay, so as there was no air conditioning, I slept in a very comfortable bed with the window wide open. Brighton has 24 hour seagulls. I could hear them as I went to sleep & they were the first thing I heard when I woke up. My own home is on the south coast further down the S.W. Peninsular, so it did not bother me. But it might be problem to some.

It was comfortable and quite convenient.
We were in a 2nd floor room, so lots of stairs.

Welcoming and friendly,room was clean and bed and towels replenished as required.
Time for hot water to come through in morning, noisey windows, and wind sound from fireplace.

There was a package with our door key waiting for us on arrival. Our room had a nice view out to the sea. The breakfast was nice. We liked the location of the B&B, walkable into the centre and lots of nice shops on the walk in.
The bathroom needed a little modernisation as there was mould in the shower cubicle. Unfortunately there were workmen drilling outside on the street at 8.30am in the morning.

The rooms were well appointed with unusual features that made a change from the all rooms the same stlye of so many hotels. The location was quiet (very important for a weekend in Brighton).
The breakfast was dissapointing with a number of choices unavailable and the breakfast room was very small resulting in a long wait for some guests.

ensuit was clean, room was coasy
owner was nice enough, his employee was rude, lazy and cant cook. we wasnt warned when breakfast was ready so we missed it. she then said she would cook us something, she had the cheek to served us cold food.

Great food, great rooms and I really liked the fact it was a keyless system so I had the freedom of coming and going as I please... Lichfield House, Brighton - Reviews & Ratings"The hotel had no staff presence during our stay. No one was there when we arrived to check in. We had to phone them and wait for nearly an hour for someone to arrive to give us a room key. There is a keycode entry system for guests, but if there was a problem no one was there to deal with it. We did not feel secure at night. I would not recommend this for female vistors. I would not class this as a hotel, but as very poor bed and breakfast accommodation. We asked for some form of discount for our inconvenience but were told the manager could not be contacted so we had to pay the full bill." (99406013)

Lichfield House, Brighton - Reviews & Ratings"We booked two en-suite rooms as we were travelling with a elderly relative when we arrived we discovered that one room was on the top floor and one in the basement separated by four flights of stairs or as i found out 60 steps. I would advise any one booking to make sure of the location of your rooms especially if travelling as a family." (3305167346)

There was plenty of space in the room, very clean and lovely towels.
The breakfast was the worst I have ever had, undercooked and half of it was missing from the menu. They could not find our booking.

A delightful Regency building beautifully restored and tastefully furnished. The staff were friendly and helpful. Breakfasts were delicious.
The checking-in process was odd; I was told (in advance) the combination number of the door-buzzer, so that I could let myself in at any time. The first time I saw any staff was at breakfast the morning after I arrived. That was fine, since the hotel is in an area full of restaurants and night-life, and my room had been immaculately prepared.
