  Clean, nice area, good price. Manager friendly and unobtrusive

  No one there to greet us - had to call manager on mobile! Only instant coffee - wanted a decent cup! Service a bit slow at breakfast. Only 2 channels worked on TV

  Friendly family atmosphere. Off road parking.

  Breakfast items had run out before end of stated breakfast time. Vegatarians were not specifically catered for.

  "My daughter and I stayed for two nights, twin room, while visting a University Open Day. It was fine." (107534971)

  Quiet, pleasant surroundings, conveniently close to the University campus.

  Very few: the bathroom floor was creaky and the basin plug was missing.

  Very good breakfast, room clean, near to University

  Bathroom antiquated - couldn't use shower as above bath in the eaves and therefore couldn't stand up. Desperately needs modernising. Hot water ran out after one bath - 4 to 5 rooms (?) on top floor and only one loo/bath between all. TV useless as ancient set with wire aerial that barely picked up a signal.

  Not all rooms on-suite and Uppermost shower isn't suitable for anyone over 4foot tall due to apex off roof.

  Nice landlord. Old house with an atmosphere. Clean room with a view over the garden and parish church.

  Old house that could use a bit of repairs here and there. A bit lumpy beds, and the basin was not in full working order.

  Breakfast was very good. Staff was very prompt and helpful!

  Unfortunately, the room was very cold ranging from 59 to 61 degrees F. Shower facilities could be upgraded and bathroom room could be warmer, too. Showering on the third floor was a challenge for an adult and also brisk!

  cheap, and situated in a safe and leafy part of Birmingham.

  Room was small, bathroom facilities were inadequate, with no shower on my floor. Few vegetarian options for breakfast. Staff could make more of an effort to be friendly and welcoming.

  "you get what you pay for- a basic room and a nice breakfast. All the staff are very pleasant and helpful." (107586839)

  excellent value for money. The room was basic but clean and pleasant. The breakfast was very nicely cooked but could have been a bit bigger.

  the shower on the top floor is very warm and powerfull but I am only 5 foot and I only just got under it- a six foot man would not have been able to use it.

  "Adequate for what we needed. Hotels should make it clear when booking if breakfast is included and at what time it starts. I have been caught out twice now by hotels & B&Bs starting breakfast far too late for early business meetings." (107544818)

  Bed comfortable, room not too hot.

  Cost included breakfast but started too late for us to have any - had an early meeting. No effort was made to offer anything in lieu.

  Service at Breakfast. Bedroom carpet

  Greeting on arrival - booked online but staff had not read the fax. My room had been given to another guest. I was reluctantly given a twin room although they attempted to charge more money and also wanted cash. Ended up paying single room price with card but clearly this was not popular with person on reception. I was asked to only use one of the beds. If the TV doesn;t work. please either fix or remove. It is better to have no TV than one that annoys. Very very tired hotel. Clearly no money being put back into the business.
