  "Overall an acceptable stay over the 3 days. Room was quite nice. Was caught on the hop as no hairdryer of shampoo/conditioner supplied. We ended up spending a lot of our stay in the room as my partner had taken unwell on the way through to Edinburgh - obviously nothing to do with our stay there - and staff were genuinely concerned and made themselves available in case any help was needed."   Pleasant welcome, well located for bus into Princes Street, staff pleasant, good selection of foods for breakfast.

  En-suite was very small but it was an attic room! TV only had terrestrial channels and only 4 worked some of the time.

  It is very handy because it is next to the city centre .Breakfast is quite enjoyable .

  The bathroom wasn't next to the bedroom, but a bit further... on the same floor , which isn't very convenient!

  "Location and access to city centre, ok to say onstreet parking but parking very difficult, 20-25mins walk into city. What does 2* 'scottish tourism award' mean - expected a higher standard of bedding and food for money should have been comparable with simple travel lodge and was not. Would have liked to have known from outset that credit card surcharge payable at guest house." (3305307227)

  The owners were so obliging and nothing was a bother - very nice people and very friendly

  "The new owners are great - service is friendly and prompt. Area of town felt very safe and logistically very convenient. The house is clean; breakfast was good. Parking was on the street, which was not convenient, but not that inconvenient either. Again, neighborhood felt safe and I never worried about our car parked on the street overnight. For the current USD:GBP exchange rate of 0.5:1.0, the rates are a bit expensive for what is offered; however, it was very affordable relative to other guest houses in the area. The bathrooms are quite small, which was fine for me (I'm 5'8'' and 160 lbs); however, if you are a bigger person you won't fit in the shower. Toilets worked great, as did the showers. The towels are just O.K. TV's are very small and only have 3 channels. Breakfast is from 8:30 to 9:30 am, so if you want to get out and about early in the day, you'll have to forego the meal. There are a few decent restaurants within walking distance (no more than a mile up a hill). None of the guests had children, so the house was quiet. To conclude, this guest house is accurately rated a two-star guest house. I enjoyed the location, the neighborhood, and the cleanliness. However, do not expect any luxury here. Also, you will not impress your girlfriend by staying here - the house offers just the basics. A final word on the owners - they are very very nice and quite accomodating. We needed directions and one of the owners looked them up and printed them out for us. We also stayed an extra night, which required a room change, and they moved our luggage for us while we were out. Nice people." (3304405362)

  "Stayed in Edinburgh for a week at 3 different B & B's as didn't know how long I would need to stay. Nice staff. Nice room for breakfast. Update bedrooms. Walls and bedding feel like disco 1970. Ran out of hot water both days in late afternoon early evening - consider changing heating system. Shower/sink in room but didn't know would have to go upstairs to use toilet. Felt bad for room (5) right next to it. Accommodated my need to stay another night and attempted to find me a room at surrounding B&B's when they couldn't for another night.
