    "Had read some bad reviews on Trip Advisor - however the overall standard of decor was better than i was led to expect. Staff welcome was good. Late bar was welcome. For location and value for money it was good. An interesting old building that could make more of its characterfulness.The front facade of the hotel is very good, lovely flower baskets." (107979009)

    Location - central for town. Parking good. Quiet room even though at front of hotel and window open. Slept well.Bathroom clean and good. Tea making facility good.

    Furniture old fashioned and rather dark for a small single room. No air con. Carpet in room old and stained.

    Large, comfortable room.

    Little or no hot water, either on afternoon of arrival, or the following morning. (Hopefully just a temporary issue.

    "We needed access to our room before normal check-in time, to change for a wedding. We had phoned the day before to explain this, and our room was ready by 12 o'clock, which was perfect." (107398094)

    Room (308) was spacious, lots of power points for appliances. Extra towels and toiletries in wardrobe, water in bathroon piping hot.

    I realise you have not long taken over the hotel, and appreciate that renovations take time. the only reservations I had were regarding the rather tired bathroom, though it was very clean.

    Pleasant staff and ability to get the services we wanted; all very helpful.

    Some minor points in the bathroom - poor drainage from the sink.

    Characterful hotel with friendly staff. Town centre location. Secure car parking.

    Hot water was not very hot for the morning shower.

    Comfortable beds, hospitality tray, good bathroom.

    Wallpaper hanging off wall by radiator, hole in bathroom door, corridors and carpets run down and in need of attention. Strong smell of cooking permeated the staircase.

    Lovely historic building. Fantastic staff.

    More imaginative 'continental' breakfast such as: Better quality local bread rolls and local jams, cheeses, cold meats etc.

    "I enjoyed my stay and liked the building and feel of the hotel." (107573275)

    The receptionist was very nice and pleasant, and the morning call and cab were all on time.

    The room was too hot and I was unable to turn off or down the heating as the radiators had no knobs on it.

    poor plumbing, no hot water, noisey room. no pots of tea available for sunday breakfast. surley waiter tea bag in a mug is not good enough for

    "In my view the role of a value for money hotel is simply to provide thier guests with a good night's sleep, which they failed to do by a combination of poor infrastructure and unthinking staff members. I would not recommend this hotel nor stay here again." (107110813)

    good location, nice size room

    1. light fittings not operating properly in bathroom 2. fan in bathroom very noisy, especially in the middle of the night 3. absolutely no sound insulation in the floor above us which meant you could precisely track the location of someone walking around in the room above. 4. the radiators in the room were unable to be turned off, despite it being a warm Septemebr evening 5. the night porter decided it was a good idea to sweep the yard right outside our room at 6.30 on a sunday morning, which woke both of us and our neighbours up. This was exacerbated by the need to have the door ajar to allow air in due the radiators being unable to be turned off.

    "It is a nice hotel in a quiet part of town. It is also historic, being one of the oldest coaching inns (1833). It was a fair price to pay for the room in its current condition, but if more money was spent on renovating the hotel I would be happy to pay more than I did." (107103009)

    The staff were friendly and the room was comfortable. It was also very spacious. The revolving door at the entrance is unusual and periodic. Reminded me of the 1920s. A nice, historic hotel.

    The heated towel rail in the bathroom couldn't be turned off and the temperature of the water was dangerously high. You couldn't rinse your hands under the tap as it only took a couple of seconds to get scalding hot. The room itself was fine for the money but the bathroom was looking a bit dog-eared. Although the hotel has had a recent internal makeover, it is obvious from the outside that the wooden window frames are in dire need of replacing.

    Friendly staff,town centre position,adeqate parking,bed comfortable and the provision of a settee was much appreciated.

    Shower never got really warm. General hotel decor beginning to need attention,carpets etc. beginning to show signs of wear.

    "Lovely room, all mod cons; I have paid twice the price for hotels and only got half the service. Excellent." (97761378)

    The reception staff made me feel as if I was important. They actually seemed happy that I was staying there, which is most unusual and most welcome!

    My telephone wasn't working.

    "No fridge in my room made it difficult as I am a Diabetic needing to keep Insulin refridgerated. Likewise the need for 24 hour room service in case of medical problems. No instructions on how to work the TV.essential when you are not technically minded and have poor sight. No lift in hotel, again very awkward for someone with physical difficulties." (97786651)

    Hot water almost non existent in shower. No fridge. No top sheet on bed only heavy quilt. Inadequate room service.

    Room was clean & Tidy, staff very friendly and plenty of parking

    Furniture and decor dated, bed was patched together as had broken leg and water stained wall paper

    "The hotels was central. Staff were helpful and friendly. The room we stayed in was very spacious and clean and the bathroom was big, both slightly dated but functional. I would recommend the hotel and if going there again I would stay in the hotel again." (97105530)

    The staff were very friendly and very helpful. The room was very big and cleaned daily.

    The floors in our room and the room next door were very very creeky.

    "One thing which galled was that we booked for ourselves and another couple and they ended up with a much better room than we did!" (97753716)

    Room was clean and pleasant enough as were the public rooms.

    Staircases and corridors could do with some renovation and we couldn't get any lunch on arrival and the bar was closed.

    IT WAS CLOSE TO NEWBURY TOWN CENTRE

    NO HEATING IN BEDROOM AND NO HEATING IN BATHROOM DESPITE A SIGN WARNING OF HOT PIPES ON TOWELRAIL. ROTTING WINDOW FRAMES

    "Very good receptionist who was very helpful and booked a taxi etc for us. We felt the breakfast at £12.95 each was extortionate and we in fact went into Newbury for breakfast rather than pay this rate." (97079270)

    Our room was very nice and as requested was at the back of the hotel.

    Unfortunately the heating wasn't working in the room and we had to use fan heaters (supplied by hotel). The bath took 30 minutes to fill as the water was running so slowly.

    "This is an awful hotel. The rooms look the were decorated (badly) in 1950. The shower wouldn't heat above tepid. I realise that central Newbury is short on hotels; do yourself a favour and stay in Reading instead!" (97991769)

    It was the only available hotel in Newbury centre

    Room, bathroom and value for money awful.
