Ideal location. Breakfast was very good. Staff very friendly and helpful. Very quiet.
Room was a bit tired and the bathroom was a bit dirty.

we were very dissapointed with the room, we were a party of three female friends who booked a quadruple room as we all wanted to sleep alone. The room had a double bed and a single which we expected but the 4th bed was an extremly small camp bed which was unsuitable for an adult.

Convenient for city centre. Ten minutes walk from rail station. Helpful staff. Excellent base if you need an overnight stay.

EXCELLENT TRIPLE ROOM SIZE AND VERY CLEAN AND COMFORTABLE . LOADS OF HOT WATER. BREAKFASTS WERE FINE AND DID'NT FIND IT A PROBLEM GOING OVER THE ROAD FOR IT.
NOT HOTELS FAULT BUT AS I STAYED ON A SATURDAY EVENING THE STREET OUTSIDE WAS A LITTLE NOISEY.

Very comfortable bed. Very pleasant and helpful reception staff.
Some early morning noise as windows were being replaced.Net curtain was dirty. Having to cross the road for breakfast where there was no choice of cereal.

Large comfortable room. Breakfast at Ricks was delicious!! Right in the heart of Edinburgh- a great place to stay for a shopping trip, so many lovely places to go within a very short walk.
Not bad point, as I knew when I booked, but was odd staying somewhere with no bar/resturant or room service. Plenty of places near by to get a bottle of wine and a few snacks for the room in case of emergency!!

The hotel is in an excellent position and the room was of good size. It's a little strange having to go across the road for breakfast but no great inconvenience in the summer, and the breakfast choice is very good.
The hotel decor is getting a little shabby in places.

Excellent help from staff, both in person, and on email in the booking process. Good size room for family of 4. Excellent breakfasts at Rick's.
Room and bathroom were not as clean as they could be. Noisy road, but then it is a central location!

The noise in the street (pub on the other side of the street) Our room was on the side of Frederick Street. It would be nice to be able to have 1 more key... especially when we are 4 in the room, not everybody wants to come back at the same time...

Accomodation comfortable and warm, with tea/coffe making facilities and tv, clean although dusting required on upper walls and around ceilings, but didn't cause a problem. Hotel close to restaurants, sightseeing buses, attractions and shops, and very convenient. All within walking distance. No noise could be heard in the room from outside." (97684403)
Comfortable and clean bed, able to adjust heat using thermostat on radiator. No noise could be heard from outside.
The walls above the radiator were very dusty and the shaver point didn't work in the bathroom. There was a fridge but it was turned off. The shower could have been a little less powerful.

Convenient for all the central attractions. Good-sized rooms.
Decoration needs a little tidying up; more attention to detail of cleaning required (carpet edges, skirting-boards, fingermarks on walls, doors, switches) - some remnants of Christmas decorations still obvious in our room in April!

Central location, staff very friendly, facilities were ideal.
It was too hot, and we had to sleep with the windows open which was very noisy especially since it was a Sat night and the street was very busy with drinkers. The decor was tired and the net curtains over windows were filthy.

Water was quite hot and good pressure which is a good plus.
Heating was on a timer when it was not on at 9p.m-2 a.m. !! Was quite cold so we had to ask for a mobile radiator and the security did not know how to change the timer..

Reasonable size, clean room. All the facilities required were provided and to a good standard.
View of stone wall outside window - though not particularly important for a one night stay during dark winter months.

The location in the city was really easy to get to off the airport bus and really central spot to walk around and see the sights.
The staff was not really helpful and the rooms and linens were musty.

Breakfast: it was served in a separate house on the other side of a busy street, on sunday mornings it is served only after 8 a.m. and you are not offered anything if you have to leave the hotel earlier than that, it is a non-buffet breakfast so you have to order and wait, you are not offered addtional food or drink after the meal is served, the cooked breakfast is rather greasy, and there is noisy music in the restaurant. Staff is kind.

I liked the proximity to Prince's Street and the Royal Mile. The Breakfast at Rick's was good.
Bathroom: Towel Rack was falling off the door, the towels were absolutely disgusting...it smelled like they hadn't been washed in years, the tub leaked onto the floor. Rest of room: Room was dingy, limited television channels.

perfect city centre location. Quiet - apart from as mentioned below. excellent breakfast in nice cafe.
only the creaky floor boards in the corridors and possibly in other rooms, woke me up early once people began to move in the morning. Decour maybe a bit dated, but that doesnt particularly bother me.

We had a twin room (two beds) one queen one double. High ceilings, tv, nice decor. Also nice clean bathroom.
No complaints really. It was everything we could have wanted for a great price.
