This Victorian building is located in a highly desirable area of Merchiston, with Union Canal at the rear of the guest house. Edinburgh city centre and the castle are 1.5 miles away, and there is free Wi-Fi and limited free parking for 3 cars on site.

There is an excellent bus service which operates from outside Edinburgh Recency Guest House, and takes only 10 minutes to reach the city centre. The fashionable shops of Prince's Street can be reached in 25 minutes on foot.

Rooms at Edinburgh Regency are en suite, although one has its own private external bathroom. All rooms have a TV and facilities for making tea and coffee.

There is a TV lounge for guests to relax in, and a full cooked Scottish breakfast or a lighter continental breakfast is available each morning.
