Our two beds were very dirty, we found many hairs in the sheets and crumbs on the moquette. We told that to the staff and they didn't make anything to solve this problem and also they didn't make a discount for the inconvenience..

November 29, 2011Was on a night out in Edinburgh and decided at the last minute to stay over if I could find some cheap and cheerful digs. I was single but got upgraded to a double room. The room was large, roomy and clean. Nice view of the park at the rear of the hotel. The guy booking me in was very friendly.
Decor was tired but what can yopu expect for £40. I thought it was funny that there were numerous empty shampoo bottles etc in the bathroom - but everything was clean. Breakfast smelt lovely but you had to there before 9am (not negotiable) thought I could have got toast after 9am. I did not get in until after 3am, so 9am was not going to happen. Its quite a walk up the hill to the city centre, so you may wish to book a cab.

I thought my room was well below par. I was put in the basement with three single beds which every mattress was well worn and springs sticking out. The carpets were dirty and had a strange aroma in the room. The shower doors didn't slide properly and the icing on the cake was the small black beetles crawling around the sink and floor. They took money out of account on the first night so wouldn't get a refund. Breakfast was ok. I'm a contractor so used to put up with cheap ok rooms but won't be stopping here again.

Good for a bargain trip. Could improve with a lick of paint and a freshen up of the carpets. Shower doors were hanging on and fell off when pulled (but were still serviceable).

October 1, 2011The staff were very helpful and friendly. The breakfast was very good, complete with many choices. The location was excellent and most attractions of the city were within walking distance.
The mattresses were uncomfortable - all springs and the door lock had issues. The overall cleanliness was also not great.

Not a particularly inspiring breakfast - they did get soya milk for me as I requested, but food options were limited for a vegan.

August 23, 2011The food was excellent. Great choice for breakfast. Freshly cooked. The staff were really friendly.
The room wasn't a very good standard, although it was peaceful and quiet and the bed was comfortable and warm. There was a taped repair on the main door, which wasn't bad but didn't look very attractive, a double electrical socket came away from the wall, and I managed to get locked out of the bathroom. It was also at the very top of the house with no lift, although there's a stairlift to the first floor for disabled or elderly visitors. But for the price I got it at, it was fine. I'm not complaining, just pointing things out that could be improved quite cheaply. Though not room access. Access was fine for te able bodied and kept me fit.

The owner was out when I arrived - a sign saying 'at Tesco' in the window. The whole house was shabby and smelly. My room was small and cramped and dingy, with old furniture and a window that would not close and the curtain fell down. The TV and shower did not work properly and I spent an uncomfortable night itching - when I woke up in the morning I had bites on my body, so I can assume a bedbug infestation. I had booked for 4 nights but checked out after 1, and told the owner my reasons, he did not apologise and just asked for payment. I would never return to this horrible guest house, it is cheap and nasty.

July 15, 2011The location was excellent with a bus stop just on the corner......buses are brilliant £3.20 and ride anywhere all day! Breakfast was very good with plenty of choice and pleasant staff. The guest house was clean and tidy and manager and staff were very nice, I would stay again in the hope that the little defects we're sorted,
My room was a little cramped, but fine for a 2 night stay.....I'd booked a single and got a twin. Shower room was very small with a leathel toilet roll holder that you could be impaled on and more water out of the shower hose than the head!!! Tv would have been nice, but owners hadn't changed to new sets in time for the digital changeover, so no news for me.

While close to Waverly Station and the Royal Mile, it is down a steep hill that goes for several blocks. It had advertised "high-speed internet," but while I was there the internet connection was down completely. There was a small TV in my room that did not function.

July 7, 2011Easy to get to and in an area which felt safe, shops and places to eat nearby. Breakfast was adequate and check out was dealt with efficiently
I advised that the televison was faulty and I got a shrug and a lame excuse.I felt that although it was clean enough it was not smart , minor repairs were needed in the shower and the toilet seat was wobbly not enough to complain about but irritating. I felt that who ever checked the room should do so from a customers point of view and not as a proprietor. however I would give it a go again

Bring your walking boots, its a good 10 minute walk uphill towards princess st, but there are plenty of buses close to the guest house
