Car parking was a definite challenge. If you get a space at the hotel hang on to it!

The cooked breakfast was dreadful - compared to Hob Green near Markington, Black Swan at Helmsley and Crathorne Hall near Yarm. We were glad we didn't use the restaurant for evening dinner. Parking options were poor and staff didn't really help suggest anything.

The fact that late at night and early morning there is rowdyism in the streets around, for example revellers, drunks shouting, some as they exit Witherspoons. The sound insulation in the bedrooms is not able to counter this noise and sleep disturbance a nuisance.

The reception area was manned by only one person who took a phone call in the middle of checking me in. This lasted 10 minutes and a queue was building behind me. There was no need for this, and clearly the hotel was full as i'd be charged 150pounds for the night. No wifi in rooms, or plug point within 10 feet of the desk. I'd expect more for the room rate.

Despite its age it has continued to evolve with the times.The location and setting is perfect being in one of the oldest and most pitcuresque parts of the town. The rooms and facilities are first class and the buffet breakfast was excellent. we would certainly stay in this hotel again.
Parking is a bit limited in the hotel grounds but the complementary on street parking permit worked very well.

Breakfast was advertised as being available till 10.00am. We arrived in the dining room at 09.40 - but promptly at 10 everything was removed and taken away - no chance for 2nd pot of tea or toast after cooked breakfast. Quite a few people still in dining room. Never experienced being so rushed anywhere before.

The night bar didn't have availability on drinks at time of stay - eg no bitter except cans and no cider.

The staff were very welcoming & helpful, our room was very comfortable and clean, breakfast was spot on as was the size of the dining room in catering for larger numbers. We couldn't have asked for a better location in terms of the shops & other local attractions. A word of advice though, get there early to be sure of a car parking space in the hotel grounds..

Ordered breakfast to room on first day as leaving for an event before breakfast was served, which seemed rather late at 8am.No breakfast arrived and when asked why said would look into it but no feedback even when asked again next day.
