    "Good value for money. If the staff had not been as good as they were, then I perhaps would have rated the overall experience as average. They made the difference." (108230745)

    Staff. From the managers to the bar staff to the waitresses, the staff were professional, courteous and accommodating. The manager and overnight porter Saturday the 10th deserve special recognition for going above and beyond the call of duty when the bar was rushed a large group of us after our Watson's school reunion.

    The carpeting could easily be replaced.

    The staff were very attentive and the carpet in the bedroom and corridor was good quality.

    There was no plug for the bath and the shower door did not shut. The taps on the wash basin were very loose and pointing the wrong way so it was difficult to fill the kettle. The water in the cold water tap was warm. The room was not very well lit as it was in the attic and there was only a small, round window so we had to have the lights on for most of the time. The carpet on the stairs and landing was worn.

    Staff were very helpful - nothing seemed to be too much bother for them. Food was also excellent. Our triple room was large and clean.

    Our room had only 1 small sidelight to light the whole room. No TV in room.

    "Not wonderful compared to other places we have stayed. Worst of all was lack of daylight in room -should have been mentioned when booking. A bit of maintenance in rooms would have made a huge difference." (107724883)

    It was clean - plenty of clean towels. Obviously popular venue as bar was busy. Good tea/coffee making facilities. Good area - convenient for us and easy public transport link to city centre.

    Extension we stayed in had only roof lights. Blinds in one room didn't work - remained closed. In any event poor lights. Shower door partly broken -difficult to close. Controls for shower didn't work properly. Dressing table light didn't work. Switches were not labelled - there were several- shower, blinds, window opening etc. Reception and leaving was off-hand. Breakfast was alright - but no top-up of coffee offered. Staff were friendly enough but appeared to be lack of management.

    Good access, parking facility, clean room

    Very poor service especially at breakfast. Total lack of attention. Unfortunately, on a windy night the upstairs room was very noicy. Toilet facilities too crammed with broken sink.

    Very clean hotel, lovely bar and dining area, round the corner from corn exchange so great for gigs

    No water pressure in shower, no hot water from taps, reheated lasagne in restaurant was very poor quality

    Close to where we needed to be in Edinburgh. Room quiet.

    Entrance to hotel was a bit scruffy and smelt of stale beer and was generally in need of upgrading. Chairs in bar wobbly, tables scruffy. The whole place just looked a bit bashed about. Staff serving evening meal and breakfast were a bit dippy and slow. Room small.

    "Did not actually stay at this Hotel - moved to The Linx Hotel instead which was extremely noisy, smallest shower ever, no customer service (only saw one person at the front desk in the 3 days we stayed). Both are a total rip off at 105 pounds per night and am extremely unhappy with the situation. I love Edinburgh but I wished I had never booked with this hotel." (99691774)

    The fact that I had to be moved to another hotel.

    I booked this hotel 8 months in advance and got put in a room with no window and a disabled bathroom. Of cause the rest of the hotel was booked out so after a long day of travel we needed to be moved to another hotel. At least it was closer to the city centre as the Royal Ettrick is a LONG way from downtown Edinburgh.

    Location - easy to get to city centre, helpful information sheet about buses. Room spacious and generally comfortable.

    Curtains didn't work. Shower head wouldn't stay in place. Sink plug didn't work properly.

    "Loved the high ceilings in the hotel and room. The room and bathroom were both large which is nice when you have a lot of luggage. The staircase was wide with a landing, which was also nice when taking luggage to room. Well worth the short cab ride from bus and train station.     The staff were friendly and helpful.

    The hotel was in great need of upgrading. Hole in the wall behind the bed, hardboard covering the inside of the bedroom door that was starting to come away. Warm water came out of the cold tap.

    "All in all it was a good experience, because we got the room at a discounted price than normal because it was off-season. I don't think I would've paid their full asking price though. The house itself was beautiful, but the decorations are quite tatty and outdated (I mean 80's outdated, not turn-of-the-century outdated). But the bedroom and bathroom were clean, and the bed was quite comfortable. I think I would go back but only if I found a good discount." (99126018)

    We liked the setting of the hotel, as the area was quiet and residential. Also, the fact that it was a refurbished mansion had a lot of appeal.

    We disliked that there was no one to greet us as we arrived, and that I had to go into the bar and flag the manager behind the bar to come out and check us in. Also, the room, although clean and fully functional, was a bit rundown. The paint was peeling and the skylight looked as if it had been leaking recently, as there was water stains and peeling paint on the wall around it.

    Room was very small, windows were permanantly locked, door had been forced open and badly repaired, room decor was very poor (holes in plaster, paint flaking off), shower was nothing but a cool dribble, bathrooom door did not have a handle only a poorly fitted deadlock.

    Visually appealing, in an ideal spot to catch bus into city centre. 24-hour bar for residents and friendly staff. Good food and easy check-in/check-out

    Bathroom was inadequate in that the sink had no plug and shower appliance was poor ~ made it very difficult to shave/brush teeth etc!

    The bar area was very noisy. Felt more like a pub with accommodation added on. Although well presented, the room did not have a window (other than a skylight) Sink in bathroom did not have a plug on first night. Reception staff helpful, but too busy to give much attention as they were running a busy bar at the same time. Noisy (but not offensive) group of young people in the bar adjacent to the breakfast area at 8 a.m. who had been taking advantage of the hotels all night bar

    The room No 1 was lovely we had a lovely window and it was clean and pleasant

    Unfortunatly we was put in No 11 at first and it was like a cupboard with a ceiling window, I tried to move the blind where I was showered with dust in my eye. It would be far better if you had a lighter cover on the bed instead of brown maybe yellow would be a better colour for that room., I went down to reception and told them I felt like Harry Potter and she was amazing she tried hard for me to change the room and we was really gratefull as room 1 is the complete opposite. Iwould like to thank the staff and remember yellow could bring some sunshine into the other room.

    Too hot despite the window being wide open and the radiator turned off. Cold tap was not cold. Rooms v.small.
