    the room was big, the B&B is very central

    "Would NOT recommend this guest house to anyone...more like a squat than something you pay for. Better off kipping at bus station or cardboard box" (108114994)

    Carpets so dirty that we had to wipe our feet on the WAY OUT of the guest house. Moldy smells throughout entire place. Saw kitchen upon arrival...hence we did not have the included breakfast.

    "The fellow who helped us was very kind and funny, and he was helpful when we were lost on the way there. I thought the room was adorable (and luxuriated in the tub!) and enjoyed the pub down the road that he recommended. We got a very good deal for such a charming room." (107583608)

    The room was adorable and the fact that it had a giant tub was such a pleasant surprise! A choice for a hearty breakfast was also excellent, especially with our plans to sightsee and travel for the entire day.

    The only two small problems: 1. Street names in Bath are irregular, and it was hard to find the hotel, especially when we made the mistake of using the poorly labeled bus system. Detailed directions at booking would be very helpful. 2. The option of getting a small fan for the room would have been nice, as it was rather warm the night we were there.

    Our breakfast was very big with unlimited tea and fresh coffee. Staff were very kindly and so close to the centre. Quite old fashioned pictures and furnishings, but I liked this.

    Staff directed us to good local pub for dinner

    Hotel very dirty, not acceptable. Handed in a dirty towel to be told, it is only for use on your feet when getting out of the tub. No shower. Water very very hot (burned my foot) and not able to mix it with cold to make it useable

    Breakfast excellent, staff friendly, bed comfortable and clean bathroom/linen. Reserved parking at rear(at a cost) which was good as we travelled on motorcycle.

    Room a little outdated. Dirty, marked carpets to stairs generally and ceiling/wall furniture dusty and cobwebby. No shower in the family room.

    It was in the right town !

    Shower in the bedroom and could not get hot water. Furniture falling to pieces. No remote on TV. Mattress older than me (56!) Entrance through the kitchen. Kitchen is an operative word. No staff on premises. Outside in need of urgent repair. Having seen the kitchen I did not stay for breakfast.

    Soft toilet paper.

    Extremely dirty & smelly - house smelled of damp and sewage; grimy bath tub with no shower-head & very unclean carpet - we could not take off our shoes; extremely unclean dining room (had to clean cutlery before using it and napkin was BLACK!!); found litter of guests before in room & dining room. There seem to be some kind of bugs as we keep finding bites on our bodies.

    Close to the centre of town

    The landlord does not live on the premises and there was no one to greet my mother and me when we arrived, in fact we saw no-one till the following morning. Room keys were left in the door and a handwritten note on a table told us which room belonged to us. The outer front door was left open (and may have been open all night) leading to a feeling of insecurity. Our room had clearly not been vacuumed. The carpet was stained (as were the hall and stair carpets). The bathroom extractor fan was caked with dirt. The only toiletries in the room were 2 bottles of liquid soap. The hand towels in the bathroom were stained and looked dirty. A plug socket outside the room was coming away from the wall. The television only appeared to receive ITV and Channel 4. The private car parking consisted of 2 bays behind the house which were difficult to get into.

    Propriator very friendly and helpful. The room was large and had all necessary facilities.

    Carpet was filthy and full of mould. Sheets were not clean, small blood stain observed, but that was an indication that we had to sleep on someone elses sheets very unhygienic. Bathroom dirty, toilet full of faeces and bath not cleaned. Tiles and grouting dirty. Kettle dusty and full of fatty hand marks. Window pains dirty.

    "Would definately not stay there again. the owners were lovely however should not be excuse for the general cleanliness of the property. the cost of the stay was alot less than other hotels and were one of the very few who allowed you to stay for one night only however the cost should have been even less."     The hotel cleanliness was appalling! The carpet throughout the hotel was filthy including the room. The room was very basic and only had one tea bag and one coffee sachet with one opened sachet in the bowl. the room looked as if it had not been cleaned. It was so off putting, we did not stay for the breakfast.

    pleasant, convenient location, unpretentious, nice little room

    I couldn't lock my door from the inside although the locked looked as if it should work. There was no one to ask when I realised this. The breakfast wasn't hot and was unappetising, The tea wasn't nicely served and the dining room didn't seem as fresh and clean as the bedroom.

    The manager of the hotel was very friendly.

    I missed where it said on the internet that you had to book a parking spot. I just read "parking at the back of hotel". I assumed that was all I needed to do. It was an inconvenience to have to park in a public car park for the day. The hotel manager suggested we leave the car on the street at the front of the hotel after 8.00 pm. We had to retrieve the car at 8.00 pm from the car park and then move it back to the car park before 8.00 am the following day. It was very inconvenient. I would suggest that the advertisement should show the parking conditions in large print. Luckily we were given a room on the ground floor as there was not an elevator. We are both over 60 and could not have taken our cases upstairs as they were very heavy.

    friendly staff, good price, in good location.

    Long check in process as the staff were not present,other guests also waiting, had to phone staff for instructions. Staff were not seen until the following morning.There were also dirty sheets outside our room as we arrived, blocking the entrance. The bathroom door handle also fell off in our hands and there was no TV remote making it very difficult to change volume. Staff were also unavailable when ready to pay.

    It was great, a comfortable room close to the centre of Bath and breakfast was delicious!

    Our room only had a bath not a shower, this wasn't a problem but could have been for a longer stay.
