    I was upgraded to a double room which was very kind and greatly appreciated.

    The room was very dusty (I suffer form asthma so wasn't great for me). Also I found that my bed had not been made twice and there was very little evidence that any cleaning had been done, they left towels still in the bathroom as I had left them and did not replace toiletries.

    "There were 18 of us staying and everyone else had a lovely room. Breakfast was good and plenty of it. Although we were disappointed with our room I would definatley stay there again " (97862685)

    Good hotel in great location.Some rooms had just been refurbished and were excellant.Very modern.

    Refurbishment work was still taking place in the hotel and unfortunatley our room was still be worked on and needed finishing off.

    "Other than the extremely loud door bell which could be heard in the bottom floor rooms at all hours, and the moronic staff (having loud conversations on the phone at late hours, falling asleep on duty and causing their morning relief to ring the door bell ten to twelve times to wake them up) it was a great stay. If you're a soft sleeper beware, otherwise it's great." (97699362)

    Loved the decor: elegant and beautiful. Location was excellent. Food was decent. Price was fair.

    The loud door bell that could be heard throughout our entire floor at all hours of the evening. The staff, with one exception, were below the acceptable standard of deportment. Also, the plumbing could be heard through the walls at night, sounded like a waterfall in the wall.

    Bar would have been nice , but apparently opening soon. Would not call it a dislike, more on wish list.

    Le personnel n'est pas expérimenté et/ ou pas suffisamment formé La note d'hotel a été payée en arrivant et pas au départ comme cela se fait généralement Le breakfast est à revoir, en effet, les viennoiseries sont froides car ont été surgelées, il n'y avait pas de plats chauds (bacon, oeuf, etc...) De plus les nappes ne sont pas toujours nettoyées des restes de miettes de pain. Le check in et check out est à revoir, en effet le comptoir étant trop haut et les réceptionnistes étant assises, on ne les voit pas... Vous indiqué l'existence d'un bar. Celui ci n'est pas ouvert le soir et aucune communication à ce sujet n'a été faite, encore moins lorsque nous en avons fait la remarque Conclusion : ce n'est pas un 4 étoiles

    The staff where very helpful on arrival and friendly.

    We had a few problems with the tv and it took about a hour for them to come and look at it.

    "We enjoyed our stay because the hotel was very convenient and centrally located. Therefore as we were tourists, everything we wanted to visit was within easy reach and there were sufficient good restaurants within walking distance. We did not spend much time in the hotel apart from sleeping and eating breakfast as we only had 4 days in Edinburgh and wanted to make the most of it. Therefore for our purposes the hotel was ideal."     Nice modern bathroom. Reasonable sized room with comfortable beds and chairs.

    Bedroom furnishings were dark, so needed every light on to make it light and bright, but this may be boutique hotel fashion!

    "Generally very good however a new system to let guests in after a night out would benefit the hotel's guests. I would definately stay at this hotel again although I would ask for the room not to be on the ground floor." (97729191)

    Central and accessible to Princess Street etc. Nicely decorated, cosy & warm.

    As guests are not given a key to the outside door of the hotel the doorbell rings to let guests in throughtout the night - our room was on the ground floor and we were woken several times throughout the night with the sound of the doorbell!! A restaurant would enhance the hotel.

    The decor was beautiful and the large rooms were great! The hotel had a cosy and welcoming feel and we thouroughly enjoyed our weekend staying in the hotel.

    We couldn't get hot water one evening but we loved everything else.

    "I think some places could ve been paid more attention, the breakfast room is rather bland and the breakfast very basic which I had read about in many reviews, it seemed like an after thought compared to the other rooms the decor didnt relate at all, there was nt really any!!The room off from reception was a bit of a dead space I think there could have been some music playing and some papers to read etc, instead it was just a place where guests seem to leave their luggage!!In the hotel rooms the mini bar wasn t cold the tv reception was poor and kept turning itself off. I always judge a place by its bathrooms and was disappointed by the toiletries I think it would ve made a huge difference if there was some nice smellies like mini malton brown and slippers and robes which always makes you feel like you re having abit of luxuary.Small complaints but tiny points that could make this hotel that extra bit special" (97068094)

    "Stayed for three night, unfortunately Hotel was having problems with heating and hot water. We and many other guests did not have any heating or hot water in their rooms. Some guests told of too hot rooms and water! We were moved to a different room for our third night where we had heating but still no hot water - not a nice experience. This was a great shame as the Hotel could have been a 10/10. Cannot recommend staying there without checking that problems have been rectified." (97880625)

    Closeness to Princes St and stop for Airport Bus, note - although short walk bit of a hill. No noise from outside. Unusual decor and spotlessly clean, comfortable bed.

    Continental Breakfast when weather cold. Flask tea and coffee at breakfast, when there were staff there keeping an eye who could have made fresh drinks.

    "Poor 'maid service' tea not topped up and toiletries not replaced when running low. Breakfast was adequate, but could have been better without much more help.     Very spacious, good big comfortable clean bed ,excellent night sleep, bathroom bright and cheerfull with good shower ,clean &comfortable, towels good size and clean .

    very poor dull lighting , fixtures and fitings to dark that made it dificult to read in bed.minibar and safe deposit failed to work.

    Friendly and helpful staff. Accommodation was excellent, and best of all just a short walk away from the city centre and local eateries. We would certainly recommend them.

    Comfortable room

    Too many stairs to room with no lift and no help with baggage which, being in our 70s was difficult. Room decor and general hotel decor very dark and depressing.

    Room was spacious & well equipped. Fairly accessable to the main Town.

    Although booked in February the hotel had changed hands and there was no longer a bar or any hot breakfasts on offer even though I had paid for them in advance.

    "I had booked this break to celebrate my wife's 60th birthday and I was disappointed with the accommodation and breakfasts. You would have known before we arrived that a takeover was imminent but did not tell us. Understandably the staff were uncertain as to their future and the whole atmosphere was lacking in warmth or welcome. As the 3 days progressed the breakfast food became more and more stale . The bread and pastries by Thursday were poor and not up to 4 star standard. I could have made a fuss about our changed accommodation but I did not want to create an atmosphere for my wife. I understand that we were not guaranteed the accommodation we booked but an explanation why would have been courteous. There were problems in opening the front [glass] door and this is a serious fire risk. Your next question asks if I would recommend the hotel again. It has tremendous potential but I have to say no because it is simply not up to the advertised 4 star standard. I cannot submit this as formal complaint, hence this response now, because I do not know the name and address of the new owners! It would be helpful if the new owners received this message."     I booked it because of its position in the city. ie Near the Centre whilst in a quiet area. The fact that it was 4 star was also significant.

    It had a careworn appearance particularly for a 4 star hotel. It was not the type of room we had ordered. We'd asked for a twin room executive not a double. There was no explanation. The receptionist , who was very pleasant, was very concerned that we were aware there had been a takeover. She seemed preoccupied [understandably]. Face cloths were missing on the last night and the room was only adequately [just] cleaned. Certainly not 4 star standard.

    "This is an unpretentious, traditional-style hotel situated in a quiet part of the city yet well-placed for central shops, sites of interest and trains/buses. The rooms we had were traditionally furnished, warm and clean. Staff not conspicuous but attentive to needs. Not knowing the city we did not expect a slight hill upwards from Albany Street towards Princes Street. Overall, a very nice hotel and we would use it again." (99552682)

    Very comfortable rooms in elegant Georgian building. Excellent buffet style breakfast. Pleasant staff.

    Nothing serious to complain about but we would have preferred not to hear pop music played over breakfast. There was no hand-held shower in bath. Television was left on in sitting room, although noone was there to watch it. Some litter was visible from breakfast table in courtyard.

    Electronic entry system after 11pm - took several attempts to register with reader before door opened - a slight pain after a pleasant but late evening in Edinburgh!

    The shower was very slippery and I slipped and hit my elbow very hard
