    Staff excellent. Took bags early into day one before check in so I could maximise visit to town.

    Shower and toilet facility known to be shared but could be better.

    The staff speaks very poor English, we could not understand what he said, but his attitude was even worse,he is very very rude! there are some pornographic maganizes in the main hall and also there is the Holy corss in the dinning room. The staff called himself a Christian. What a religion. The rooms are very dirty and the equipment is very old, evern some do not work, the food is difficult to eat and breakfast time is only one hour from 8-9 am. the dinning room is in basement and no any windows. The air is not fresh. What a bloody BB it is.

    "Prices in Edinburgh were so high and choice so limited I was amazed to find it wasn't even Film Festival week (that was a week later) so heaven knows what prices are like then. At other times of year I've found great bargains, but not tonight. This room had no en suite facilities and a poor TV picture, but is in a convenient location and, at the weekend, has free on street parking nearby, and the owner is charming, we had a nice chat over breakfast (despite the limited choice of hotels, I seemed to have the place to myself - which also made hopping from room to shower wrapped only in a towel less embarrassing than it might otherwise have been)."     showers very poor squashed in a very small no room to move less then 2 feet sq in front of shower you cant even open the shower door without it hitting you rooms were very dated with very basic furniture and very litte space tv in middle of room so only 1 person at a time can watch it its in bad need of a refubish

    "Lovely, old-fashioned, peaceful, private and very central. The family were lovely and non-intrusive. Breakfast was very nice. The shower room was a bit of a squeeze, but the water power etc was perfect." (3305023966)

    The location was very central and close to all amenities in Edinburgh. The bed was comfortable and the room was pleasantly quiet even though of the location of the hotel on quite a busy road.

    One does not know if one is intruding in the family home when staying in this hotel. The room was too small for two people.

    "The owner is so kind. When I lost my the ticket of the coach, he helped me. Everything is so fantastic!" (3304270369)

    Every morning they cleans my room. It's so nice. And when I asked to change the time of breakfast, they did so.

    "This was a nice centrally located (only 5-6 minutes walk from princess street) hotel at a reasonable price. the staff were friendly and the rooms a reasonable size. HOWEVER not all rooms are en-suite." (3304135576)

    Good posdition for touristb sites. Clean, welcoming, fair value. Nearby good selection of restaurants.

    The privacy.

    "Lyncliff Hotel is a rather good hotel and it has a low price for its position. Nevertheless the room was really too small and, being situated in the basement, it was really cold at night (and we are at the end of May!). A special praise must be made for the breakfast, which was abundant and good. A negative point is the shower, which was outside the room (which I knew), but only on the ground floor, so that I had to go up two staircases in the morning to take a shower. I would have liked to know that before." (3304549707)

    It's pretty central and for its position it's not expensive. The owner was very friendly. The breakfast was excellent.

    The room was in the basement and hence it was extremely cold at night. Too many noisy children at night (the owners' children? Relatives? Friends?)

    "I felt that the on line information was enough. I was travelling on a budget and realized that for the money I was paying that the accommodation would be basic. However, I also visited another location for a night and although I paid only " (3304292176)

    The accommodation was basic but clean.

    I disliked having to share a toilet and the room I was in was quite noisy. The quests in the next room, on my last night came in very late, around 2am, and had no consideration for other quests.

    It was cosy and comfortable

    door locks are not secure. bathroom latches are not okay. Rooms could do with a little bit of fresh air ventilation

    "The staff/family running this hotel were very friendly and helpful. But we would have liked a clear reception area rather than having to ring the doorbell to be let in and having to pay the bill in the family's living room. Keeping family separate from the hotel would have improved our stay. However we did enjoy our stay immensely and our room was very comfortable." (2538568)

    i loved the friendly staff

    trying to keep the family home separate from the hotel, i appreciate this is difficult in a family business but the close proximity of a large family made us feel uncomfortable. also when we arrived the front door was locked, it would have been more welcoming if there was a clear reception area.

    "The Location was excellent.The owners were nice and friendly. Their is no en suite's which I knew but this lets down the accomodation. The rooms are also very small. The Breakfast was not good value for money. At 90.00 per night, this venue was very expensive." (2416095)

    "The location of this hotel is it's main attraction. The main criteria for selecting this hotel were the rates and that it is only one kliometer from the centre of the city. I was pleased to find many attractions within a couple of hundred meters. These included bus stops outside, a cinema complex, shopping centre, pubs and a large variety of restraunts and take away food outlets. The hotel is directly opposite Calton Hill which provides glorius views of the city and bay. The size of the room,for three, was small but adequate and had it's own hand basin. The only problem was the position of the TV which could not be viewed from both beds. The included full cooked breakfast was very good with ample portions to suit all our needs.I knew that the bathroom facilities were shared and that that helped keep down the taffif. Some slight improvement in these facilities would greatly improve the experience of staying at the hotel. Hotel rates are important for countries like mine that don't have very good exchange rates. $1 buys around 40p. This means that 90 pounds a night costs $225 which makes a cheap rate expensive for us. A pleasurable stay and would recommend it for those travelling on a budget." (2401465)

    Very close to the city center and major bus routes. Friendly staff.

    The bathrooms leave a lot to be desired. They are the smallest I have ever seen and quite difficult to move around in.
