    local to the main attractions,good food, nice large rooms, close to railway station, bus stops and taxis

    The hotel being old, has some problem, on last floor to pump water, and a lift colud be suitable for aging people.

    Brilliant location halfway along the Royal Mile. Staff were extrememly friendly and helpful. Situated above a lively town centre pub with entertainment most nights. Good breakfast included in room rate.

    Rooms were looking a bit tired and not enough drawer space, coathangers or bathroom shelving for two females sharing a room! Be aware there is no lift (staff carried luggage upstairs but it was still a strenuous 80 stair climb to third floor).

    "Enjoyable. Other than the street noise, everything was good. The pub was nice, the hotel had a friendly staff, and the rooms were very unique. Overall I would recommend the hotel to friends that are traveling through. " (107625471)

    Rooms were very nice, and the themes were interesting. The breakfast was great, and the staff was very friendly and helpful.

    Didn't like to go up 4-6 flights of stairs to get to our room (for the top floor). The street noise was very audible and woke us up at night.

    "Disappointing. For £100 per night I expected more. The communal areas of the hotel had no heating and were freezing cold and could definitely do with redecoration. " (107182414)

    45 minute wait for breakfast both mornings, when it arrived it was stone cold. Staff all seemed to be walking around in a bit of a daze! Our room - Robert Louis Stevenson - had a collection of framed creepy crawlies on the wall - not advised for those with a phobia of spiders! Very poor taste!

    The room was well appointed and exactly as described on the website

    The kitchen staff did not turn up on the morning of 2nd September. We were unable to get the cooked breakfast included in the room rate. We checked out at 8.15am. I have written to Festival Hotels informing them of the details.

    "We are retirement age and would not have booked with the Bank if we had known there was no elevator and that even the first level of rooms was up thirty stairs. The staff was pleasant and curteous; assistance was provided in moving us to a new room and moving our bags. The manager bought us a drink for our trouble. The hotel is overpriced for the quality of the accomodation." (97249768)

    The location was perfect for the availability of shopping, dining and sightseeing on foot or with bus transportation.

    We were not informed that our room would be on the upper floor; seventy steps; no elevator. The room was not cleaned and ready for us when we got there late in the afternoon. We were told that there was a mix up and that the housekeeping crew cleaned the wrong room.

    The central location was a highlight.

    We both felt that the room was not up to scratch on cleanliness and the Executive Suite was well overated.

    It was very original, we loved being right in the centre of town.

    No, guest only, part of the bar. Not easy to get around the bar with liggage and no help with luggage up to room.

    The location is very good. Comfortable room. Very friendly and helpful staff. Good food.

    The only thing we did not like was being on the top floor, it was quite an endurance getting to our room.

    "I know its not the fault of the hotel having the taxi rank right outside but had we known how noisy it was going to be into the early hours of the morning we would have booked another hotel further up the Royal Mile where its not so noisy as we've stayed in apartments further up & found it not as noisy as being on south bridge. So for anyone with Children or who likes their beauty sleep i dont recommend this hotel. However i do recommend it for anyone who likes to be in the middle of it all & who isnt bothered by the noise as when the bar downstairs closes to the public at 1am it stays open all night for residents of the hotel & as ive said, it IS very central for whatever you are planning."     The room was excellent,much better & bigger than we thought it was going to be & very central with it being on the royal Mile 7 within 5 minutes walking distance from waverley station.

    Below our room was the only taxi rank on the royal Mile which was VERY busy & VERY,VERY noisy until approximately 4am which made sleep nigh on impossible.The only way up to the rooms was through a very busy bar which had a sofa & table right in front of the residents only door so we had to move people each time we either came from or went to our room & who looked at us as though WE were disturbing THEM.

    "Excellent location, staff were always friendly and happy to lend a hand. For example, I heard cleaners next door so I took the opportunity to request an iron/board etc. The cleaner literally sprinted upstairs and had returned with one within minutes. Breakfast was very pleasant as well. Just a shame that Scotland lost to Italy but the atmosphere was not altered. Flower of Scotland till 3 in the morning!!! Imagine if they would have won."     "The hotel is in a very good location for Old Edinburgh, Castle, Holyrood, bars, restaurant etc. and while the themed rooms looked excellent on the internet they are now badly in need of refurbishment,as is the entire building interior with the large bar rather grubby and dusty. There are no lifts and consequently the third floor rooms provide a daunting climb for the elderly. Staff very friendy and service good." (99503488)

    Good central location, excellent for bars, restaurant and shopping. Staff very friendly and efficient.

    The room was themed on the inventor James Logie Baird which when first done would have been excellent but now badly jaded with bathroom particularly in need of updating. Room on the third floor with no lifts was a bit of a drag.

    The Hotel was in a central location, Ideal for a weekend break.

    "We were in general happy with the Bank Hotel but the 79 steps to the third floor could be a problem for some visitors, luckily we are fit and healthy. There is a bathroom for Livingston but it is across the corridor and not in the room which was a bit annoying. Otherwise the room was comfortable." (99063298)

    "Again, for the elderly population, it is very hard to do stairs. If the staff hadn't taken care of our luggage, we wouldn't have made it. Some acknowledgement should be made, so people are prepared. Our room was just fine, and so clean it was very pleasant to be in and relax. The easy chair is a plus. So many hotels have just a desk and office chair, that isn't helpful to rest and read. Loved the tea and cookies. I would recommend this hotel, but would forwarn re: the lack of elevator."     The staff very helpful. Breakfast was great, and the room verypleasant, as well as very quiet for being on such a busy street.

    We are seniors and found the walk up to the 3rd floor very difficult. I know this can't be helped with no elevator, but it would deter us from using the hotel again. Everything else was above average.

    "I would liked to have known that the room i reserved was non smoking prior to arrivng. I could then have picked a hotel that could guaranted me a room where i could have smoked. I was quite disapointed with the hotel overall and as it was our 21st wedding anniversary i had booked it hoping it was something a little special. It wasn't, quite the opposite" (99945947)

    The location was good.

    Staff were at times unfriendly. Room was quite dusty, with quite a lot of ingrained dirt in the room. The dining area was not very clean Breakfast was not always warm

    "The hotel is ideally placed but, for anybody travelling by car, the nearest car park is quite a walk from the hotel. The staff were friendly and helpful, the room tidy and clean and the breakfasts enormous! For me the only reservation I had was about having to bring our luggage through a crowded public bar late in the evening, take it up two flights of stairs (no lift, but a helpful barman) and then park the car a kilometre away after a tiring drive from London.     The Bank Hotel is unique with its theme rooms and it was a special pleasure for us to be in the John Logie Baird room.

    The hotel is very good but it was a shock to find on arrival that it was necessary to go through a rather seedy public bar to get to the tiny reception desk and our room.

    Breakfast arrangements very poor - we eventually decided not to have breakfast after waiting at a dirty table for 15 minutes with no staff in evidence Improved soundproofing of the rooms would be a benefit - very noisy outside at 2am
