    The room was spacious and comfortable. The owners were also very accomodating.

    The hotel does not have a lift and this can be difficult if you have a pram and a lot of luggage.

    "The location was close to all of the main city attractions and it was easily accessible by public and private transportation. My family enjoyed the fact that there was a shopping area near by with a variety of shops and restaurants. However, I believe the owners were the main reason why we had such a very pleasant stay. They even went through the trouble of mailing us a watch my son left behind." (3304533452)

    Very friendly,helpful staff. Excellent breakfast - freshly cooked. Room very clean and comfortable.

    We ran out of tea bags! More choice of fruit at breakfast would have been nice - eg grapefruit.

    "It was very comfortable and pleasant. The view from the top floor was spectacular and all the literature provided about Edinburgh helped us make quick decisions about places to go to and dine etc. Overall, very very good." (2905645)

    It was very clean, had a DVD player (not expected, but wonderful for a tired night in after sightseeing) and was in a very good location.

    More tea bags in the room!

    Good value overall, parking no problem, with good breakfast well presented and cooked fresh.

    Hot water tap not working.Nasty 'plug in' air freshener - ALL rooms should be no smoking.

    "I traveled here with my sister. Rooms were clean, large and nicely decorated. Pictures on internet are accurate. Easy access via bus from train station (~8-10 min...no bus changes). Excellent full breakfast. Very helpful, friendly owner (David)." (1392305)

    Convenient by bus to down town. Friendly and helpful propriator. Large airy room. Tea/coffee/hot chocolate and cookies in room. Full breakfast.

    "The room was very expensive, but presumably this was due to the August Bank Holiday, and the Edinburgh Festival. Also, my Company's fault for being late in booking and having to get a 4 person room for 1 person." (1338046)

    Excellent breakfast, good attention to detail, ie supplying Festival magazines, good quality food, bowls of fruit/sweets etc.

    A long walk into the centre of Edinburgh, beautiful in the sunshine, less good when being rained over.
