    locations and views were wonderful the walkways at the river were stunning.very romantic just what we needed for a romantic weekend. the hotel was exactly what i had read in the reviews fantastic.had a faboulous stay and will be back.

    Staff pleasant. Environment ok but could be a lot better, the building is in need of a lot of TLC.

    The bed was old and showing signs of wear and tear. The bath room had a strong smell of damp. The banks of the river were badly managed and made access difficult for fishing. The overall ceanliness in the dining area was poor.. eg the cutlary and tea pots were dirty and needed to be replaced.

    Lovely Hotel full of character. Very nice meals in restaurant. Atmospheric feel. Being able to check out at 11 am was better.

    Shower head maybe needed replacing. More leaflets about local attractions would be good.

    Nice location. Excellent local walks.

    Poor tea tray in room. Brealfast service was limited. My check out account was left lying on top of the desk for most of the morning.

    Nice room, in lovely old-style hotel, with wonderful grounds and nearby river. Food and service were very good. Staff very friendly and helpful.

    Would have been nice to have extra Freeview channels on TV, but it didn't spoil our stay.

    "I am being picky when listing a few bad points as I think it is always good to give a measured opinion. I stay in many hotels, both for leisure and business and now class myself as a hotel geek! This place was brilliant. the grounds are simply breathtaking and with it being so close to Dumfires really made the trip all the more enjoyable as we didnt have to travel far to get anywhere. The hotel is very 18th century in its design and features and they have worked hard to make everything seem as though it has been untouched for years. The whole building was clean, tidy and in good order throughout. I did find the bedroom a little tired, there was a damp patch on our wall that hadn't been tidied up and the bathroom was in need of a re-fit. However, we didn't spend much time in the room and made the most of the lounge and bar. There is a full sized snooker table for use aswell. The Restaurant is lovely. main meals cost " (107230648)

    Amazing location. Clean, tidy and impressive hotel. Price was fantastic. Food was to a very good standard and a lovely buffet in the morning. Close to Dumfries and other main attractions.

    Shower room was not too nice. very tired. Needed a light in the shower as it was dark. Restaurant staff were very timid and I was afraid I'd scare them to death if I spoke too loudly. Room service should be available. Also, there is no lift and there are 2 flights of stairs - I wasn't asked if I needed help with the luggage. Excellent to have wireless internet but it was quite erratic, on and off a lot - I think with lots of people using it it effects performance as it worked well late at night and early in the morning.

    Staff friendly and very helpful.

    We had asked for extra beds in the 2 rooms and these weren't available HOWEVER the staff had were already aware of the problem when we cheched in and offered us additional accomodation.

    Gorgeous grounds and beautiful building; great food; friendly staff

    Poor order and cleanliness outside of building; broken switch in bedroom; broken bath panel; window would not open; no night porter and the barman went to bed 2 hours before we did; basically the whole place really needs an emergency refurb!

    Beautiful grounds with scenic walks beside river. Olde worlde charm with panelling and staircase. Surrounding area stunning.

    Apparently booking from internet site direct to hotel booked us as party of 3- not 2 as our booking confirmed and we were initially billed for 3!

    Nice building in nice surrounding.

    No toilet paper prepared, no TV remote control, room qualified as luxurious was worse than room qualified as comfortable. Quality of accomodation did not fit the money paid for staying.

    "Embarrassing. I hear there is a similar hotel in Torquay called Faulty Towers!!" (107247296)

    Room decor include wallpaper peeling off and nice view of the hotel skip! Stayed with my 10yr old son who wanted to have dinner from the lounge menu. Told this was not possible, so choose from the a la carte, we went off site to eat. One cue available for the snooker table. No one available at the bar when we wanted to order drinks. No golf as promised. Staff too busy smoking outside to cater for guests requirements at the reception desk. My sons boiled egg was served in a rumakin dish, and he was expected to eat it by holding it with his hands and burning himself. Breakfast waitress was good, but on her own so everything that was ordered came late and badly timed. This was a treat for my son who had never been to Scotland before, and we chose your hotel deliberately because of the snooker and golf on offer. I have stayed in worst hotels, but never in a hotel where the staff are more important that the guests! A dissapointing experience to say the least.

    The location and grounds were breathtaking

    It was a bit dated and would not take a lot of tweaking to make this a fabulous exclusive hotel. It has potential in abbundance.

    "This hotel was exactely what I had in mind when I first thought about staying in Scotland. It had all the character and warmth that I was looking for in a country hotel in Scotland combined with convienence to local places of interest and shopping in nearby towns" (97628166)

    I liked the homely and friendly atmosphere of the staff. The appearance and setting of the hotel was perfect and the fact ther were no televisions in the bar or lounge was a refreshing change and gives a better opportunity for conversion with fellow guests. I thoroughly enjoyed the music and dancing on Saturday night and felt this also added to the homely atmosphere.

    "For the money we paid for an overnight stay we were very impressed indeed and would use this hotel again without question if we got a similar deal. The long driveway led to a wonderfully positioned hotel in glorious grounds. Our room was beautifully situated with a view of the river and the grounds. Breakfast was excellent with attentive but unobtrusive staff. We would heartily recommend this hotel - especially when it does a promotional rate." (97261509)

    The grounds,position and ambience.The evening meal was excellent and we liked the pricing policy for the meal.Our bed was large and comfy.

    Our room was up the back stairs and they needed hoovering!!This was clearly a'cheaper room'.Would have preferred a better room up the somewhat grander main stairs!Room was generally ok but dark with a noisy extractor fan in the bathroom which ran for over ten minutes each time we put the light on to use the loo.

    "We enjoyed our stay. The staff were just great and could not do enough to help. The new manager Gary is very enthusiastic about the hotel and its Burns history. He would never walk past without enquiring how we were enjoying ourselves. He is a total natural. The grounds are magnificent and the walks by the river are the same.     Great atmosphere. Old world charm with peace and quiet. Lovely grounds with pheasants and rabbits all over the place. Nice restaurant

    A bit tired and in need of doing up. The food was nice but a bit expensive and the en suite facilities were so plain and very seventies.

    "The Hotel was in a beautiful setting. The room was well presented and had everything which was required for a comfortable stay. The staff were friendly and always had a smile on their face, nothing was a problem to them.     The hotel is very nice indeed and the manager is very friendly
