    This establishment is operating in contravention of the Trade Descriptions Act. I have reported this to Trading Standards. The price was nothing short of outrageous - even in Edinburgh at Festival time.

    It's cosy and clean place, easy to get from the city center. Adequate to its price.

    "easy to find and book on the internet. Good value although the walk in prices displayed on the wall of the guest house were ridiculous! Loely breakfast in a lovely room. Service very friendly. Could not ask for more. It deserves the 4 stars from the AA." (97977823)

    very friendly, well furnished, lovely crockery and table setting,

    debit card declined due to bank security check. staff should have phoned and bank would have asked me a security queston then OK'd it. howeve had to pay by credit card instead and then surcharged! through no fault of my own. bank says all teminal retailers have been told to phone their security if a card is declined.

    Rooms are spacious,clean,tidy and warm. Staff were friendly and helpful.

    There was no soap or shower gel in rooms and the breakfast choice was limited in terms of fruit.No porridge option,haggis or black pudding!

    "Overall my stay wasn't bad but it is way overpriced in my view. The decor really should be changed to something less tacky. The staff were friendly enough but breakfast was very formal and not very relaxing.If the prices came down and the place was given a facelift it would be very good.A more varied breakfast menu would also help!"     It was very spacious.

    It was extremely dated ! The remote control for the tv didn't work .There was no shampoo or proper soap provided.

    Clean,well-kept by housekeepers. Adequate full breakfast.(If you like strong coffee, bring some of the instant from your room to add to that served).

    Room was quite small; single-width bed, on top floor with dormer window. Inadequate heat first two days; this was corrected third day. Only three parking spaces, but spaces available on street around corner.

    Our room was clean, large and well-decorated. Our hosts were friendly and the breakfast was very good.

    A tad pricey with the conversion. But mostly was very very nice.

    "Since this was the lowest price I could find in Edinburgh, I thought it was a good value. Although the room was very small, it was clean and provided adequate storage space. The bed was very comfortable. I would book this hotel again unless I could find something less expensive." (99967001)

    My room, on the 1st floor, was up a winding staircase. There was no elevator. Someone less agile than myself might have a difficult time getting up the stairs, especially when carrying heavy luggage.

    The room rate was very reasonable.

    No vegetarian option for breakfast (cooked). Smelt smoky despite being a non-smoking hotel. Room felt dated.

    "For the price, it is an excellent place to stay. The room was cosy and wouldn't be my choice for a business stay (no desk) but was warm, comfortable and mostly very quiet. Earlier reviews spoke of rigid rationing of breakfast - but they asked if I wanted more tea and toast etc. Nice people too!" (99491787)

    Location is good - in terms of access by road and proximity to city centre. Nice warm feel about the place - better than other reviews I'd read!

    Breakfast might go on later on a weekend but that didn't bother me on this trip - and they were kind enoughg to serve an early one the day I left...

    it was cold,the central heating did not come on until 5 pm evening and 7am morning which is inadequate. The shower was antiquated and water was cold. I lefgt an unread newspaper in my room whilst out on business which was taken away but denied by the proprietor. The prices were horrendous for a guest . Breakfast bacon and sausage was undercooked and when I asked for this to be remedied on the second day my request was ignored. credit card service charge of 5% was excessive

    "I would have liked to have understood better the distance from the guest house to the centre of town, I would also have liked to have understood that the 9 am deadline for breakfast was absolute and unbreakable! It might have been nicer if the staff were slightly more accessible. However, the guesthouse was pleasant and clean and we enjoyed our stay very much." (3304468669)

    Pleasant and friendly staff, good food, very clean if slightly small rooms, however they were well equipped.

    Breakfast was too early, it is not really what one wishes when on holiday to have to be up and ready to eat before 9 am in the morning. Also the guest house was a bit further from the centre of town than I had thought, however, public transport to and from was rapid and cheap.

    Stayed at 2 bed flat owned by hotel across town. Flat is very well presented and has all mod cons needed. Amenities close by v.good, incl take aways and local shops. Bus stop right outside if you don't fancy the walk to centre, which is v. convenient.

    Shared area of flats is tidy, but not good appearance.

    "Although the accomodation was clean and lovely, I wish I had realized the walking distance from the city center was so great. I thought it would be 10-15 minutes to the main sights but it was closer to half an hour. There was parking for our car in front, which was much appreciated. We arrived around 8pm and found the check-in a little confusing. The owner's young son let us in and showed us our room. This lodging would be better for a longer stay versus our mid-week one-night stopover." (3304664509)

    The room was beautifully furnished.

    The walking distance to the city center is quite long, much more than I expected when I reserved the room.

    "Easy access into town. Several buses stop close to the guest house. The breakfast was not good at all - skip it. The host is friendly, but did not clean up a leak that happened in the bathroom through not fault of my own. I had to do that myself. Only 4 tv stations and the room was quite small. I would give it an average on cleanliness. If you want just a place to sleep and want a good price, this is the place for you. I spent most of my time sightseeing in the old and new town and no time at the Guest house." (3304620229)

    Good price in expensive UK.

    Room was small and breakfast was terrible. When there was a leak in the bathroom, the owner said sorry but did not clean it up. I had to do that myself.

    "Nice to stay in an appartment instead of a hotel. A little bit out of the center but a lot of buses and cabs are cheap compared with the dutch ones. At Gorgieroad all kind of shops to do your daily shoppings." (3304160097)

    We stayed in de Gorgie appartment of the international guesthouse. That is in a complete other part of town, the owner of the guesthouse drove us by car to the appartment. Very nice! No refund to pay, just leave the keys in the kitchen. No rush with checking out.

    The lights in sitting room en sleeping rooms are hard to read by. The cups, glasses etc. needs a 'refill'. If you stay with 4 people then is 3 or 4 of each rather poor in our eyes. These aren't the costs so put in a little more. For the rest good and the beds sleeps 'heerlijk'. (We are from Holland)

    Yes Owners stated day of departure we could have breakfast at 7:30 chef refused to follow owners instructions, knowing we would not be theier to report him. Left with no breakfast.
