    great service, polite warm welcome, good breakfast (although i dont eat alot) clean decent sized room

    bathroom a bit small you could extend the wall in to the room without loosing much space in the bedroom

    Very clean, fast and efficient service, quiet residence, generous and tasty breakfast, comfortable room and very reasonably priced

    Intoduction was friendly but explained at such a speed it was hard to follow, sink tap in room was loose but all of these points are very minor and overall it was a place I would recommend to everyone I know

    Hostess was pleasant, room and bathroom were clean and breakfast was good. Car parked directly outside (and free). Good bus service to and from city centre.

    There is a tired, disinterested feel to the property (which has a for sale sign). Mattress was lumpy, bathroom very narrow (the toilet only just fitted), there were notices posted up all over (the menu was taped to the dining room mantelpiece and a shower instruction bore no relation to the model fitted), no bulb in the only lamp, and the walls were mostly painted woodchip. On departure the host didn't ask if we'd enjoyed our stay or had any comments, but handed us some cards and asked us to recommend them. It's the first time I've been asked to pay a B&B on arrival.

    The room was a good size

    Room was really cold when we first went in although there was a mobile radiator to warm the place up. The room remained light throughout the night due to street lighting.

    Staff was very friendly, location and breakfast were great.

    Location was a bit of a walk outside city centre, so might be a drawback for some (we didn't mind).

    "We arrived to check in after 10pm and were phoned the day before with clear instructions of how to get in. As it happened the proprietors were still there when we did arrive and welcomed us warmly.....they even then sat chatting with us until gone 11.30pm telling us of the interesting places to visit during our stay!!! Would definetly recommend this guest house to anyone, we thoroughly enjoyed it!!" (107912754)

    Cleanliness of room was fantastic, good breakfast, good location - a few minutes from the City Airport, but out of the heart of the city. Welcome sweet placed on our pillows too!We were also supplied with chocolate biscuit bars with our unlimited tea and coffee in our room.

    I felt the staff at the hotel to be genuinely hospitable and the general decor of the hotel cosy and homely.

    the room was lovely, the staff were really friendly and the breakfast was very generous

    there was a loud party on in the house next door, the bed was pretty lumpy and although my friend had a hot shower, mine was freezing.

    The guest house is owned and run by very friendly people and the atmosphere is relaxed and casual. Very good main meal at breakfast, as well as complementary cereals, fruit and snacks.

    Can think of none worth mentioning. Perhaps the shower units are a little confusing.

    Hôtes sympathiques et attentionnés. Chambre confortable. Petit déjeuner copieux. Bouilloire à disposition pour se préparer thés ou cafés impromptus dans la chambre. Serviettes changées tous les jours. Liste de restaurants et traiteurs dans les environs, très utile. Suggestions d'activités. Affichage d'un plan de la ville et des horaires de la ligne de bus voisine. Possibilité de se faire appeler un taxi pour l'aéroport ou une visite de Belfast. Accès internet. Cadre agréable, quartier tranquille en face d'un parc.

    Parquet et sommier grinçants dans les chambres.

    Good breakfast, clean room, hot shower, helpful staff (gave me bus fare because I didn't have any sterling on me), parking in front.

    Location - pretty far from city centre and bus only runs until about 9 pm. Wouldn't recommend if you want to experience Belfast night life, unless you don't mind taking taxis.

    the room was freezing, the kettle put on the floor as its extension lead did not reach the TABLE THIS WAS A VERY DANGEROUS PLACE TO PUT IT, the shower had no power and just dripped out there was no welcomes sachets of shampoo or condition or even shower gel not enough milk even if we did dare to make a coffee if your a women then your knees touched the wall when you used the toilet and if your a man lets hope your not to big otherwise to would nt fit in the small gap to actually use it, no body to greet you to show where the breakfast was in the morning or where to sit and when it was finally served even though a time was given the night before it was cold

    Hospitality was friendly and informative. Water was hot.

    Shower water pressure was low. Cooked breakfast had cooled down before serving.

    The staff were all very friendly and capable. The owner/manager treated me like a personal guest, not just a business guest. The B&B was quiet and very clean.

    The owners were lovely, very helpful and nice people.

    The toilet and basin in my room. It was actually hard to sit on the toilet as the basin was in the way. And it was hard to brush my teeth as the bathroom was so small, I couldnt really stand in it, as couldn't get round the toilet. The TV didn't work properly. the Polish staff, could hardly speak English so couldn't help with directions etc. I needed to work from the B & B, the room was too small and there was no table that I could work from. I had to work all day in the reception front room. It was freezing cold and I shivered most of the day.

    When booking we made an inquiry about if it would be okay if we arrive rather late. We never received a reply on this but had to ring the hotel. Apparently they hadn't even received the inquiry. Why have a "general comment" (or similar) in the booking form if the information doesn't go through to the hotel?

    Location of the hotel. Excellent restaurant in the neighbourhood. Friendly and skilled staff. The manager knew a lot about the history of North Ireland. He arranged also an excellent tour for us with a private tourguide.

    As we would be late arriving and reception closed at 10pm, I had informed the hotel previously and had been given the code to open the door, but someone waited there to allow us entry
