    "Overall, an extremely comfortable stay. Nothing was too much trouble for the staff, and I would not hesitate in recommending this guest house to anyone wishing to stay in this area." (107580692)

    Helpful and friendly staff / comfortable rooms / good breakfast with plenty of choice / general all round cleanliness.

    Work load of serving staff at breakfast was stretched at times especially when several guests were breakfasting at the same time. No problem if leisurely breakfast required, but could be a problem if in a hurry. For guests with cars available roadside parking was a problem at times.

    "The booking was easily achieved and email confirmation quickly returned. All information I might need to know was included in the email, i.e. travelling information, location, local transport, taxi, airport information. I was kept closly informed about my arrival time and cordially received. The accommodation was excellent as already stated and I cannot think of one thing that I would recommend changing."     "thought the staff pleasant but not over the top. Good bus service just outside the door with nice walk on Leith links if desired. Good eating places within walking distance with plenty information leaflets on those provided. It would be helpful to know if you can make changes to your reservation within a time limit" (99509314)

    "Family run small hotel in a quiet location. There is no lift and quite steep stairs so not recommended for those who have walking difficulties or who do not enjoy hauling luggage up stairs. Also, as a family run hotel, be very precise about your arrival time or there may be no-one there to let you in. The breakfast was superb and beautifully presented but only available between 7.45 & 9.30am - a bit late for business travellers?" (99906744)

    "Clean, tidy, lovely decorated room and dinning room, full scottish breakfast, free parking just in front of hotel, easily catch a bus to Princes St, lovely restaurants within walking distance of 10-15 mins.     Way to city centre. Not all of the staff was really friendly (although some were).

    "Quiet a classy and pleasant stay, but this kind of prices one should not wait that long for a breakfest. No way! In almost every hotel you find some paper and a pen. We needed it and had to go and look for our own. We had a very nice 4 beds room but a kabinet for only one person! Such a small funny kabinet in a king size room. Strange... In the (small) bathroom there was a lack of shelves. In fact there was only one tiny one..." (3304838194)

    Classy, first class beds and breakfest

    The breakfest was 'on demand'. they took your orders and then you had to wait for ages... We came to visit Edinburgh, not to spend more then one hour waiting for our breakfest! We saw 2 young couples arriving at the breakfest room and there were not enough tables so they had to wait for another half our just to get a seat on an table. For the price (not cheap!) there is no excuse for this kind of inconvenience.

    "The room was pleasant, felt very comfortable and had everything we needed. It was easy to go into town by bus and in the evening we could walk to Leith to many restaurants. Kids like the playground in the park across the road." (3304912759)
