    "This was a great place to stay and not too far from leeds city centre. It seems to be split into two halfs, the Boundary and the Butler hotel; if possible book for the Butler half as the rooms are very nice and old fashioned :) We were put in the "Bronte suite" which had a lovely old four poster bed! The "Boundary" half seems to be a little more modern and not as nice, but a little cheaper. I didn't eat at the hotel's restaurant or use their bar so I can't offer an opinion on the quality."     Staff very friendly

    Well-equipped room (included tea/coffee making facilities, iron and board, TV with freeview, shaving mirror in bathroom); good bathroom; helpful staff; inexpensive; value for money breakfast.

    "Checked in no problems friendly receptionist. 3 nice rooms (234) and rooms below this on other two floors. Parking on site free. Only issue at 3.50 in the morning people in the room next to me returned to hotel. Very noisy. There were three people in the room (2 females and a male). I am sure was not a triple room and they were very noisy, taking 45 minutes to shut up. I ended up with my pillow over my head. They also disturbed my daughter who was in the room underneath mine. Inconsiderate clients are not the fault of the hotel." (97254818)

    The single room were quite spacious and had really good bathroom. Well equipped hairdryer, room fan, beverage tray. Nice touch cafetiere and ground coffee.

    We had booked 2 double rooms but were given a twin and two singles. We complained and the two singles were swapped for a double and we were told to push the two beds in the twin room to make a double! The bookings seemed to be very badly organised.

    No evidence of our booking when we arrived, even though I had confirmation, luckily there was a room available. Also no parking, had to leave the car wedged between two nearby houses overnight.

    "Room was down steep narrow stairs, stair carpet filthy. No towels in room. After unpacking, we found stubbed out cigarettes in top drawer of bedside table leading us to question cleaning standards, hence we did not risk using shower. Bed very uncomfortable....cheap bed bases and even cheaper mattresses.A poor night's sleep exacerbated by noisy occupiers of adjacent room. Hotel described as budget... we would substitute tacky, cheap and grubby. We use budget hotels often are are therefore well versed in acceptable standards." (97680161)

    It's kind of classic interior and it was good.

    They have good interior but that's it. no more. room was very bad and too small, shower is totally bad, not powerful.

    "Mostly fine. We stayed in an en suite. It's simple but functional accomodation, right next door to Headingley cricket and rugby grounds - a great location if that's why you're staying. If you're over 6 ft the double beds are very small, especially if you're staying as a couple. The bar had everything but draught lager/beer but sold these in cans, which made the price seem rather high. I'd have to give the size of the bed some thought, but I'd probably stay again."     "Very friendly atmosphere. Manager very helpful. Good service. Good value for money. We stayed here because we were bringing our son back to his digs. It is very conveniently situated near to his digs.The hotel has a very good bar . It is very quiet at night and en suite facilities excellent. It was far more comfortable than the previous four star hotel we stayed in in Leeds. We would recommend it." (97826093)

    car parking,off street.Dining room,Bar area(except no draught beers available)was okay.Good choice of food.

    For an ensuite room,we found it very cramped for space,especially the bathroom area,(myself being a large person).The stairway going down to our basement room,we felt was not very safe,the treads not being very deep.

    Location

    The room was located below the laundry room so it was impossilbe to get hardly any sleep with the sound of what sounded like elephants going in and out of the room at very early times in the morning to the sound of the non stop noise from the washing machines and dryers - extremely frustrating and I am extremely sleep deprived following my weekend there

    Cups in our room were not very clean. Extractor fan in bathroom made a terrible noise.

    "We should have paid more attention to the other unfavourable reviews. Hotel advertising seems to refer to better times in the past. Probably OK if you bring your own sleeping bag and towels and use flip flops at all times, even in the shower. Clearly designed for undiscerning sports fans and stag/hen parties." (97628629)

    Convenient to the people we were visiting. Good parking. Bed was firm. Cheap, warm and dry.

    Small basement room with mouldy shower, drinks rings on glass dressing table top, ball of hair on carpet,cups not changed each day, general lack of cleanliness. Other guests noisy at 2 am

    convenient location, good facilities, great price

    The sound proofing between rooms was appauling and adjacent guests were up until 5am in the morning - they were not overly loud, it was the poor room soundproofing that denied us virtually any sleep.

    "Great hotel if you love cricket. Basic accomodation very good for short stay, but is very basic. Would not have wanted to stay longer in that room.     "The Hotel was adequate for my visit, close to the town and only a 15 minute walk from the railway station, ideal for a visit to watch the Cricket or Rugby.     "Very little in way of apology for state of room. Breakfast was buffet style with absolute no presence of staff (even to clear used pots, tables etc).the way the buffet was laid out would have been a field day for Health & Safety bodies.     "As the hotel is quit cheap, we had expected that some things would be a little less luxurious. For us this was the space and cleanliness of our room. But this was compensated by the friendly and helpful staff. The food was also really good and as said the prices are really fair. So overall we had a good stay." (99009541)

    The service was really good, and the staff was really nice, they were always ready to help out when needed. The prices for drinks and dinner were fair. The breakfast was very nice, with a lot of choices.

    The room was rather small and the bathroom was not very clean.

    "The manager was very helpful and eager to solve our problems and queries. We had originally booked twin rooms to save money but when they realised that they had double-booked us the manager gave all of us single rooms for the same price. Another example of his problem-solving was giving my dad an alternate room so that he was nearer the communial bathroom and providing us a cable so that we could use a playstation that we had brought up. The bar was open and had a happy hour which was perfect for a group of lads on a night out! The location of the hotel was excellent we easy access to taxi's/buses for the town centre etc. The value for money was great too." (99531610)
