    "Excellent value lovely well equipped room that had direct access to the garden very well thought out even providing poo bags! Also it was excellent value and room 5 is just lovely!" (108893062)

    Helpful, attentive and very friendly staff, lovely food and they were very good with our dog, which we have found to be very rare this trip. Although often hotels are classed as dog friendly it is then a struggle to find somewhere to eat with the dog. They have a comfortable tap room where we could eat in comfort, without having to leave our dog on his own.

    None when we got there there had been a flood but even that didnt stop them seeing to us immediately and being helpful and attentive.

    quality of room, helpfulness of staff, speed of service in the bar/restaurant.

    food was a bit expensive for what it was, definitely quantity rather than quality, and limited choice for vegetarians; staying more than a couple of nights would have exhausted the choices. a vegetarians option at breakfast, eg veggie sausages, would have been nice.

    Good room well furnished and comfortable Beer good Staff freindly and helpful

    Breakfast slow on the first day 45mins from arrival in the resturant to recieving food which was dry and overcooked and there were only 6 or us in the resturant!! However must say much better on day two. Dinner menu a little expensive.

    Nice modern room, quiet and clean

    Staff attention to detail non existent. Very slow food service and average quality. Breakfast didn't arrive within 40 minutes and had to cancel due to very slow service.

    Room had recently been refurbished to an excellent standard. Lovely bathroom with large walk in shower. French doors and access to private garden.

    Lovely room, modern, well presented. Choose rooms 5 or 6 to have direct access to the garden, essential if you have good weather. Really friendly efficient staff. Gorgeous food, the mini breakfast was just the job and not that mini!! - yummy.

    Only fault was we were overcharged, so check your bill; having said that they were even efficient at refunding the difference.

    We really enjoyed our stay and were very impressed with our room plus the evening meal was lovely.

    Would of been nice at breakfast if there was some fruit available,and the room was abit too hot to sleep.

    Lovely village setting, quirky room with beams and un-even floors. Lovely views from room to fields over road. Breakfast very good and even mini full English was plenty!

    Bath instead of shower, shower attachment (but not enough height in room for standing shower - not advised at time of booking)very outdated bathroom. Beds lumpy and not very comfy. Breakfast service was slow but staff very apologetic and it was a BH weekend so understandable. Man who checked us in seemed very rushed and did not make us feel very welcome.

    The snug bar was an excellent place for a drink before having a meal. The staff were very helpful and quick to serve.

    Only staying overnight I could not fault the Inn.

    The local area, the pizza shop did lovely pizzas I would highly recommend this place as great value for money, cheaper that the hotel restaurant. Just 20mins drive to penrith and keswick so that was good.

    - view of a graveyard from the bedroom - the walls in the room were very thin and you could hear everything that the neighbours were doing. - the bathroom was really small but adequate - situated on a main road, therefore quite noisy at night with cars and drunken people shouting as the windows were single pane.

    The room itself was clean and very comfortable. The only reason we are giving a poor rating is due to the following explanation. Although we did not eat there, another couple told us the food was delicious.

    We stayed on new years eve and were given a room directly above the bar. The noise from the celebrations for new year went on just too long and the music was too loud as at 2.30am new years day we asked for the music to be turned down. The landlady said she had to keep her locals happy but did not seem to be bothered about how we, as residents, were feeling. Their web site stated that 3 cask ales were always served and that a certain beer was available, there were only 2 ales and the particular one that was the main reason for booking was not provided. When queried with the landlord he just shrugged. We don't appreciate incorrect information being given on a website as this is often the only information we use to book accommodation.

    A lovely room with a nice view. Great location for easy access to river walks and into Appleby itself. The log fire was very welcoming in the bar area. Friendly staff.

    Leaving the windows open all day after cleaning (when it was subzero outside), so that when we came back to relax in our room it was absolutely freezing, with no radiators available as heating was not due to come on. Limited breakfast choice for non meat eaters compared to others we've stayed at. Also a bit slow and didn't appreciate hoovering taking place when eating it.

    This is a very good hotel in a quieter part of Appleby. The staff were friendly and helpful. It was beautifully and tastefully decorated. The food was delicious and we liked that we were welcome to take our dog with us too.

    Superb pub, high standard of accommodation and service. The pub gets very busy on Saturdays so we ate earlyish but the food was very good as was the breakfast.

    Very nice, newly decorated room complete with plasma screen TV and Ipod dock. The food in the restaurant was exceptional.

    Would have been nice if the shower had been a bit more powerful but there was loads of hot water.

    Tiny shower room/toilet, no bigger than a cupboard. Very poor sound insulation through adjoining door, every word could be heard from next room.

    Accommodation was comfortable, clean and adequate. It had the feel of an old, coaching inn.

    "The breakfast was the best we had on our 3-day trip with the eggs being freshly cooked to taste and the rest very good quality produce. We just managed to squeeze into the last car parking place but would not feel happy if we had had to park on the main road although it was not busy it was right on the bend. The directions need to be updated as it says the Royal Oak is on the A66 which it is not as Appleby is a turning off the A66." (97742965)

    The bed was scrumptious with lovely clean white linen. Plenty of tea, coffee and biscuits. Quiet room with lots of character.

    Bathroom was a bit small but thats just being picky.

    Thought the room was a bit dated, light switches took awhile to work out as did the locking of the door!
