    - Service by staff was excellent - A very good choice at the buffet-style breakfast. - Location within easy walking distance of Edinburgh centre. - It was useful to have wireless internet access.

    - Tatty decor and fittings in my room. - Mould round shower. - Bathroom extractor did not work. - Electric shower that got hot enough to scald. Had to experiment to find a way to get a comfortable temperature. - Cheap Ikea furnishings. - Venetian blind that could not be adjusted to cut out the light of the steet light outside. And the curtains were too thin to cut out much light. - The plug on the television aerial had become detached and had been poorly replaced. So there was no TV reception.

    Hotel very central to city centre, breakfast good and staff friendly. Bed was comfy and clean and bathroom was clean.

    Decor very old fashioned and a little fusty. Room was to have a hairdryer but none was supplied. Reception downstairs from main entrance therefore you didn't see staff very often, security could have been an issue but we had no problems at all.

    "Room was poor, but when I mentioned these points to staff they were very apologetic and reduced my bill - I'd ask for room at back next time. Our friends room was fine." (107940038)

    Excellent for Edinburgh city centre - easy walking distance. Friendly service and decent continental breakfast. Comfortable bed.

    "We throughly enjoyed our stay and would definetely book the hotel and Room 3 again without any hesitation. Although the hotel isn't situation at the heart of Edinburgh town it was very easy to find from Waverly Bridge and a pleasant walking distance from Princes Street either by road or cutting through Carlton Park."     We found the hotel to be extremely clean and the staff very friendly and helpful. The room was very clean ESPECIALLY the bathroom. A very good choice of breakfast and a pleasant room to eat in.

    Not really a BAD point but we found the room to be a tad too hot and therefore turned off the heating and left the window open!!!!

    "Nice hotel in a big Georgian terrace. Despite being on a main road, my room was quiet. I had a large high-ceiling room (the building doesn't seem to have been cut up into small rooms) with all the facilities that I would expect. Friendly staff, who dealt with the one small problem that I did have." (107570217)

    Good buffet breakfast.

    Breakfast doesn't normally start until 8.30, but it was laid out earlier, and hotel staff were happy for me to go in bit earlier.

    Accomodation was ensuite and had a portable tv beds were good and clean linen was clean

    The main one being the room was level with the main road london road and the traffic noise was intolerable,also a minor thing but their wasnt enough coffee or tea or sugar I also thought the lock on the door wasnt adequate.The breakfast was woeful and consisted of a choice of corn and bran flakes and a coffee the first batch of cornflakes being stale,however some were brought

    Friendliness of staff.

    Had great difficulty opening the front door on returning to the hotel after midnight. Key turned in the lock but double doors appeared as though bolted from inside. After a 10 minute struggle I succeeded but there was obviously a knack and prior knowledge of this would have been appreciated. Temperature of shower in morning was scalding! Traffic noise was very loud and it was like sleeping (wish I could have!) under a waterfall with the noise of the rain pouring from the roof/guttering.

    Central location

    Room dirty-looked like it had not been cleaned for months-had to wash my hands after touching window blinds. Carpet looked so dirty I would not walk on it with bare feet. Bed not made, shower gel/soap not replaced for 2nd day. Breakfast poor

    "Our room had no curtains, - just a filthy venetian blind. A shower which was very poor both in amount of water provided, available space and the shower head would not stay in place. Floor tiles in entrance to bathroom were broken & loose - dangerous to bare feet. The room was cold & drafty and VERY noisy.( road noise is mentioned on the website) Some mention should be made in the hotel information on the website about the renovations currently being carrried out. A new washbasin was stored outside out room door. Breakfast was a miserable affair - no fruit juice until the young man went to the local shop. we gave up and went to M & S instead. TV on wall between twin beds means that only one person can watch TV at any one time! The thought of returning to this Hotel for the second nights stay was too depressing so we drove 200+ miles home instead." (97246022)

    Hotel was very central and we could park outside which was great.

    The small but important details were missing..it was clean but there was no toilet roll and no milk when we went to make the coffee in the room.

    "Duel personality of a hotel. Staff were friendly room appeared to be half renovated- one nice wall with lovely new wall paper, new bed but very old bedside table and a bathroom in need of TLC. Ok but not really that clean. No towels in my room on arrival." (97735218)

    Hotel in the middle of a mayor renovation, new stuff looks good.

    Unable to get to reception on arrival because of building work. Full cooked breakfast is extra. Drunk people catching taxi's on the road just outside the window kept me awake.

    "Good hotel for a weekendstay at a reasonable price." (97023261)

    Very helpful staff, good breakfast and not far away from the old town of edinburgh. Also central bus station and train station are only a few walking minutes away.

    Room to the street was a little bit noisy because the windows are not good isolated.

    "When I was planning our staying in Edinburgh, I was looking for something not far from the centre and railway station, looking traditional (not a high-rise)and with good prices. I am an ordinary PC user and your website seemed quite easy to use, which was great. I found your hotel on the map of the city and liked the photos of the rooms, dining room and lounge. Your prices and cancelling policies appeared suitable for me. When we got off the train and took a taxi to your place, it was less than three pounds and very quick. The receptionist who met us was absolutely charming, welcoming us and giving us lots of invaluable tips about sightseeing and shopping. The room looked fantastic especially after a very boring London hotel we had just come from. Breakfast was bigger and better (than in London)with fruit and low fat yogurt. So we felt very happy at your place." (97566567)

    Convenient location, good service

    Room we were allocated was very poor but we were moved to a better room at the back of the hotel. The front was noisy and the window didn't lock.

    the room was good

    for 50 pounds/night it was not worth,morover the water coming from the faucdt was either too hot or too cold and no flush was not working properly...no attempts were made to rectify them

    "Nous aurions souhaiter savoir si le personnel de l'hotel était bilingue, ce qui aurait été plus facile, car 3 personnes sur 5 ne parlaient pas anglais. Sinon, l'article de présentation était assez complet, nous n'avons pas eu de mauvaises surprises en arrivant." (97561533)

    Hotel situé proche du centre ville d'Edimbourg, tres bien desservi en transports en commun. Bon séjour et bon hotel.

    Nous sommes tombés en pleine rénovation d'une partie de l'hotel, mais cela ne nous a pas trop géné.

    great food. i hadn't realised in advance that there would be an extra charge for a cooked breakfast but the continental breakfast was more than enough to set me up for the day.

    the shower head in the twin room kept slipping down and had been held on with tape. the check-in people (because of the computer) thought i'd booked a double rather trhan a twin room - and ui'm very sure i booked a twin, since sleeping with my friends is hazardous. luckily the twin room was free but what if it hadn't been? the keys weren't ready for us when we first arrived and i had to call back in the middle of a busy evening to collect them.

    "The room is clean but the only thing that needs improving is the shower, there is not enough water. We stayed there for 4 nights, the first few days we were given few towels but the last day of our stay, there is none left." (97260440)

    It is a walking distance from the train station and to the city centre.

    There is no enough water in the shower, not enough towels.
