    travelling to manchester was off main routes so had to get taxi to and from hotel to manchester but it was only 10-15 pounds each way

    Clean room. Clean facilities. Friendly staff. Very quite and undisturbed nights sleep. Good location for reaching Manchester Town Center and University Campus. Continental breakfast which was included in the price was brilliant.

    No hot water in shower, however the water to the wash basin was hot.

    The price and situation of the hotel was good. It was quiet, with a very pleasant courtyard area. Breakfast was good, and overall the stay was excellent value for money.

    The plumbing was dreadful! One member of our party had no hot water in her room for the duration of the 8 day visit. This was clearly unacceptable. The room I occupied with my husband had an intermittent hot water supply.However, the temperature of water in the shower was so difficult to control that it was very easy to get scaleded. If the "tap" was not at full heat option, the water was cold. The toilet and washbasin were extremely noisy when used. We were woken on several occasions by the noisy plumbing, presumably when water was being used by another guest.

    This was a repeat visit because we had been so impressed on a previous visit. We like everything about the hotel - the situation (walk to Curry Mile), the atmosphere and the tranquility of the garden. Staff are friendly and helpful.

    "The facilities were okay but the overall appearance of the hotel could use a facelift. The rooms that I stayed in could do with some sprucing up but as I was only really using the facilities as a place to sleep it was okay. Would I consider staying there again ... I don't know ... it would depend a lot on costs ... " (108733844)

    The evening reception manager was fantastic. He did everything he could to make my stay a pleasant stay.

    The first room I had the hot water was not working at all and then the evening reception manager moved me to another room the next evening when I asked him about it and he moved me to a single room, when I paid for a double.

    If you don't need more than 2 hours sleep, this is a good value place to get your head down. The Sanilav system in this place is a joke. If someone flushes the loo or even turns a tap on, you'd swear there was a bomb alert.

    Hotel lovely and clean and in a lovely area. Nice and quiet at all times of day and night. Would suit anyone whether they wanted a relaxing break or just a place to sleep.

    quiet, unassuming, no attempt to be a boutique hotel, very convenient and near centre, very helpful staff, excellent breakfast.

    Would have preferred twin room to be available..too many beds, not enough space!!

    Good location, lovely courtyard, good size room with good facilities. We arrived early and although we could not book in until 2pm we were able to put our luggage in the luggage room for a few hours. We booked as a group and were alocated rooms next to each other. Lovely and quiet location within easy reach of the centre of Manchester via bus or taxi.

    The only thing I can comment on was that my bed was a bit squeeky!

    Based in very quiet area. Cheap.

    Booking - I emailed to double check the booking to find they had changed the type of rooms i had booked online - they had to change back. The double bed was in the corner meaning that if the person next to the wall needed to get up during the night, would have to clamber over the other person. We moved the bed ourselves. Wall to ensuite was so thin (just hardboard?) that everything (i mean everything) could be heard in the bedroom - very embarrassing. The toilet had a pump attached to get rid of the sewage. This was so noisy that i reckon everyone could hear it (we could hear other rooms very clearly). Serious attention needs to be made to the plumbing.

    The room had everything I required, was clean and the bed comfortable. The window overlooked a lovely relaxing garden area, and there was adequate car parking. Hotel was close to city centre but in a quiet area.

    The pipes made an awful noise when flushing the toilet and showering. Also the bedroom doors slammed shut unless guests had the decency to close them quietly which was not the case !

    Twin room booked did not have on suite facility, which was not made clear at time of booking. Clients who stayed in twin room were unimpressed with cleanliness, and facilties available complaining of a bad smell

    The room was large and with good storage space. It was extremely clean compared to other hotel we stayed at. Very nice indeed.

    The room could be noisy at times and the heating was centralised, so we had no control over this in the room.

    The room was spacious and the staff were friendly. It was in a safe environment and the experience overall was good.

    The room smelt slightly smoky despite the non-smoking rules. However, it did not ruin our stay.

    reasonable price for the single room with breakfast, quiet and clean place.

    the water is not hot enough when taking a bath sometimes some sound of leaking (like the drop of water) occurs in the midnight

    The hotel was clean and conveniently located. Also a very good value for money.

    The only downfall was that we had requested (at time of booking) an early check-in. Although we understood this was optional we hoped that more attention would have been paid to this request (we only wanted the room 1 hour earlier). Unfortunately this was not possible.
