    good off road parking, good size beds in twin room. Good cost per room per night.

    Rooms, were not clean and needly a bit of TLC, breakfast was cold and looked awful. Facilities were lacking - no in room tea or coffee making facilties and the TV was very basic and poor quality

    Cheap. Late check in. Very well situated to Belfast city centre and they did let me leave my car there after check out so we coudl go to the botanical gardens. Very large room and bathroom. Breakfast wasn't bad and we didn't go hungry.

    When we checked in the guy barely spoke to us. Didn't lead us to our room or make any real effort. No tea/coffee facilities. The worst decor I've ever seen - room looked tired and bathroom, though fairly modern, had mildew on ceiling. Whole place smelt of chip fat throughout stay. All a bit dingy and needs freshening up. When we went down for breakfast all tables were empty but none had been cleared while the family sat around in the sitting room.

    Couple running it were polite.

    Curtains falling off rail. General need of decoration. Carpets were filthy. Breakfast was average. Coffee at breakfast was sub standard. Lock on door came out when I removed my key. No hot water for shower or sink in the morning.

    Very good value. Welcoming. Excellent position. Towels, bedding and shower spotless.

    Have not given our bedroom excellent as two double beds made it impossible to gain access to the wardrobe. Otherwise room adequate. Whilst fire doors in place there was no note of exits and procedure as is usual in hotels. Also whilst booking procedure on line good there was no way of contacting the hotel by phone.

    Convenience to public transport. Nice area of city. Bedclothes were clean.

    No hot water for shower in morning. Other residents haf similar problem. Building very run-down. Photo on website quite misleading. Litter in garden. Stained carpets. Phone for reception in room not connected. Staff were very polite about hot water and have said they will be in contact to refund part of cost.

    "Cant beleve you can stay in a nice clean guest house in the hearth of second city of Ireland at £25 a person and get english breakfast " (107349862)

    Very clean & tidy, bed confortable showers toilets shinning lots of clean dry towels great value in hearth of city. Twin rooms with two large twin beds all children under 12 free if with parents and not using any extra linnen which there is no need. You may just have to buy them breakfast. It is free for the paying customers. It was good freshly cooked.

    Poor recepetion on tv.

    The room was spacious with two double beds, the rooms were clean and tidy and the ensuite facilities were good.

    There were no tea/coffee/refreshment facilities in the room or elsewhere(ie lounge), there wasn't even a glass in the room so we could have a drink of water. The morning staff spoke poor English which made it difficult to communicate our needs.

    Breakfast was satisfying and staff were friendly. Bedding was clean and fresh.

    This could be a very nice B&B but it needs a real makeover and update to bring up to a modern standard that is now expected. No tea or coffee making facilities in room.

    Close to the university and amenities. Staff were friendly

    Quite a lot of dust in my room. The room was very noise, one bed was beside the window and the main road was very noisy. The other bed was by the door and I could hear the receptionist on the phone quite loudly. Breakfast service was shockingly slow.

    Facilities to make a cup of tea or coffee would have been appreciated and the lack of them would stop me from staying there again.

    This is a clean friendly family run hotel in a nice location of Belfast.

    The TV in the bedroom could have been better if it had a freeview box.

    Efficient service - allowed to check in early and were provided with a choice of rooms due to the length of our stay.

    At times the staff verged on rude - for example if one chose to opt out of the included full English breakfast, as I often did, the lady serving would laugh and behave in a less than pleasant manner. Also there was only one key for our room which meant if we wanted it cleaned we had to leave it open all day.

    Clean room, Clean linen, Abundant towels, free wifi, parking, front desk well attended. Pillows provided on request

    My son and I stayed in a twin bedded room. The beds were very large, clean and very presentable. Breakfast was very tasty.

    The TV did not have an areal. A very old TV. Needs updating to a modern one. The fruits were stale, over ripe. You need to make sure that the fruits are fresh and appitising.

    Bed was clean , that all the good points

    Got worken at 3 am by the door bell and had to get up to let someone in as the staff didnt get up. Breakfast was a joke. Made a complaint, but had no response.
