  We received a very friendly warm welcome on arrival, were offered a coffee and were asked our breakfast requirements. The room was very comfortable with some very nice personal touches and the breakfast was excellant. This is without a doubt one of the best guest houses I have stayed in and we will certiainly return.

  Friendly Staff Clean, modern rooms nice breakfast close to the centre of town but not right in the middle of it. This was perfect during the festival to escape the madness of the Royal Mile.

  the only bad point is that you have to be out of the rooms everyday by 10am. this is likely not a problem in most cases, but we were tired from a long trip and would have preferred to sleep in a little and recover before heading out.
