The hotel is shabby and very run down. Our twin room was cramped, key did not work properly, it had dilapidated, stained furniture, ceiling lights not working, curtains falling off the rail which were faded and mouldy underneath, sliding door to bathroom did not work, wallpaper peeling, signs of damp on walls.
Overall: We felt unable to stay as the accomodation was far below the standard expected for £70 per night and was not as described on the website. The manager refused to give a refund.

comfortable bed, clean linen and decent size room. plenty of hot water. great position within walking distance of everything I wanted. Nice outlook, great building in lovely road.
it took ten minutes for someone to answer my call and let me in when I arrived. There was a pile of paper rubbish behind the desk on the floor, along with old paint tins. The room had a curtain hanging from a couple of hooks, filthy broken blinds with slats missing, dirty carpets, big damp stains on the walls and ceiling, black mould on the window frame, broken light bulbs,broken door closer and a tiny TV. This actually sounds worse than it was and the whole thing could have been great witha bit of elbow grease and effort. Breakfast was brought to the room but no one asked what I wanted or whether i wanted brown or white toast. You got whatever it was they wanted to give you. However when I said i didn't eat fried breakfast they came back with a yoghurt. What a pity a hotel in this position doesn't pull its socks up. A bit like Fawlty towers.
Overall: if everything else is booked you could do worse than stay here. the beds are clean and comfortable.

The room was a good size with a comfortable double bed and a good television reception. There was a table and two chairs to allow breakfast to be eaten in the room. The owner was happy for me to bring a takeaway back to the room rather than have to find a restaurant and eat alone and provided me with a plate and cutlery which was greatly appreciated.
Although very inexpensive, only £30 a night for a single, I have stayed in better in Folkestone for the same or even less money. Unfortunately, the heating wasn't working and whilst the provided fan heater kept the room toasty, the bathroom was freezing! This is a big building and will need a lot of building work and decorating to improve it. Unfortunately, the builders had left soft drink bottles and nails etc in the bottom of my built in wardrobe and this hadn't been cleaned which gave a poor impression. On my return from work on the second day, I was surprised that the bed had not been made and think this may have been an oversight.
Overall: The current owners have only been there a few months and they are obviously working hard to improve things. I wish them luck.

Staff ok, welcoming,
Very noisy both nights, doors being kicked (resident guest)on one night. visitors from 2am to 4am on the other night(resident guest). Breakfast eggs were like rubber.Asked for continental next morning was given cornflakes?
Overall: I won't be staying there again, too noisy. Plus side, near to town and beach.
