Room smelled slightly of paint (ongoing maintenance?)

Food excellent and staff friendly.
Room cold, heating on timer, came on in the morning and around 7pm in the evening after we were ready for dinner. Hot water took a while to come through to taps. Nowhere to place toiletries. Poor lighting in room and bathroom. Old noisy furniture, Hotel generally tired and dated.
Overall: We try to use independent hotels when we can but it's difficult when they don't seem to make an effort with decor and price. (107821877)

The hotel had a lovely character and the staff were freindly. the breakfast was a feast and the evening meal was delicious. we had pleasant sea views from our room and where only a short walk to the beach.
myself and my children had no dislikes about the hotel.
Overall: I used to live not far from Leven so I was already farmiliar with the area. I can only say that the stairs leading to the rooms would not be suitable for less abled guests. I have no complaints about the overall stay at the hotel. (97579049)
