It is convenient for our Edinburgh office.The breakfast was very good in the resturant across the street.

The room was facing the street so quite noisey - could not open window. the decoration in the common areas is a bit dated and heavy for my taste.

Overall: I had stayed there before so knew what it was like before I booked. The location of hotel is the plus point for me.  (2555446)

As I explained to Customer Service, I could not fault the room for facilities. It had everything we needed, working hot shower, tea/coffee facilities, tv, hairdryer, iron & ironing board, and trouser press. We had a triple room and it was quite spacious, we weren't at all cramped. Check in was quite friendly, as we arrived quite early in the morning our room wasn't ready but we were given the key to a hold room for our luggage until our check in time of 2pm. The location of the hotel could not be better, right in the middle of everything and even walking distance from attractions such as the Dungeons and Edinburgh Castle, also the City Tour Bus. There are many pubs and restaurants close by but you do need to have a close look for some hidden gems.

The only negative thing I would say about the room is that the room had a rather nasty smell when we arrived. It looked like it had been recently renovated so there were no visible signs of damp, but it smelled really damp. Personally I thought the carpet was a bit worse for wear and could have done with a professional clean, I think in the end it was what was causing the smell. The other unfortunate thing is that the hotel didn't have its own restaurant so breakfast was across the road at Ricks, which we only 1 of the mornings and actually found it quite nice but the only thing on the menu was eggs!

Overall: Great location, great facilities, friendly staff. I love Edinburgh as a city and have visited 3 times but if you are travelling around now (oct, 2009)be aware that one of the main streets, Princes Street, is under construction with Tram Lines at the minute. But this is well away from the hotel and doesn't stop you getting to the shops! Overall had a great stay but Edinburgh is one of my favourite places to visit anyway, a few minor things but would would definitely come back and would book Frederick House Hotel again as the location is paramount!  (108604302)

The room looked to be recently decorated and was a double - I only booked a single. It was clean and fresh. Breakfast, although taken across the road at Rick's was also very good, with helpful staff and plenty to eat. I have stayed at worse - and more expensive - 4* hotels and was very impressed.

The only negative thing I can say is that the room didn't have a chain on the door. As a lone female I would have felt safer.

Overall: Edinburgh is very impressive - a good mix of the historic and the modern. It is easily seen on foot/public transport and the hotel is very central.  (108995493)
