good off road parking, good size beds in twin room. Good cost per room per night.
Rooms, were not clean and needly a bit of TLC, breakfast was cold and looked awful. Facilities were lacking - no in room tea or coffee making facilties and the TV was very basic and poor quality

Cheap. Late check in. Very well situated to Belfast city centre and they did let me leave my car there after check out so we coudl go to the botanical gardens. Very large room and bathroom. Breakfast wasn't bad and we didn't go hungry.
When we checked in the guy barely spoke to us. Didn't lead us to our room or make any real effort. No tea/coffee facilities. The worst decor I've ever seen - room looked tired and bathroom, though fairly modern, had mildew on ceiling. Whole place smelt of chip fat throughout stay. All a bit dingy and needs freshening up. When we went down for breakfast all tables were empty but none had been cleared while the family sat around in the sitting room.
Overall: It served it's purpose but was no frills and very basic service. (108513128)

Very good value. Welcoming. Excellent position. Towels, bedding and shower spotless.
Have not given our bedroom excellent as two double beds made it impossible to gain access to the wardrobe. Otherwise room adequate. Whilst fire doors in place there was no note of exits and procedure as is usual in hotels. Also whilst booking procedure on line good there was no way of contacting the hotel by phone.
