All was fine and enjoyable apart from ref. comment in "summary of bad points"
Sorry but breakfast was an absolute mess - very poor service, very poor food, dirty tableclothes, staff noisily chatting both in restaurant and outside, not a pleasurable experience and in fact bought breakfast out-side the Hotel on the last 4 of our morning's staying at Hotel.
Overall: Shame about the Breakfast's because otherwise staying was a pleasure. We visit Tees-side 2 or 3 times a year and are thinking whether staying with you again is worth the risk as a good Breakfast is the start of the day. (108530505)

In my room I found dirty socks from the previous guest, and the toilet handle almost fell off everytime you flush. The floor was extremely noisey to walk on -the next room woke me up when they walked on the floor early in the morning.

Accommodating & Helpful Staff, Clean Room, Massive Bed & Good Food
Overall: Although we were only guests for 1 evening each member of staff at the hotel made us feel very welcome. Our room was massive and had an extremely comfy kingsize bed. The coffee shop & restuarant served lovely food. (108871320)

A beautiful hotel and very welcoming. We had a restful and very pleasant stay. Our room was lovely, very spacious and our granddaughter who was travelling with us had a wonderful time

Hotel bit dark but mainly due to low voltage lighting
Picture in room 123 upside down!!!!
Overall: Only stayed overnight and had to leave early so no experience of meals etc. Hotel itself fine and would use it again. (108369814)
