Bar and dining area very pleasant.
Cooked breakfast was ok.
Plenty of parking area.
Overall: We couldn't wait to leave and were thankful that we had only booked the one night.We would never consider staying at this establishment again.
Having visited many rest establishments around the world this is the very first occasion where we felt we had to comment on such an unsatisfactory experience.

Nice location, good breakfast.
Lack of routine maintenance let the room down - shower was not working properly, shower door broken, wardrobe door broken. Room decor and furniture old and tired.
Overall: This old pub is in a lovely village setting in beautiful Lincolnshire. However, it offered poor value for money - I expected a nicer standard of room for the cost of the stay. The second morning of our stay there was no hot water and my partner had a cold shower. I wasn't brave enough and had a wash at the sink which had hot water!! (Strangely, the sink was in the room and not in the shower room!?) The landlady explained there was not enough hot water as they were fully booked and other guests had used it. The breakfast was good - a full English, along with juice, cereal and toast. Overall, a disappointing B&B. We wouldn't stop here again.

The bar area was pleasant - as were the staff. Did not dine here, but breakfast was pretty good, though not exceptional.
The room was very tired and badly furnished - though the beds were ok. Our room was not fully en-suite. There was a small sink and a badly functioning shower. (Although friends also staying had full en suite facilities) The toilet - which was very old and a litytle grubby was across the corridor and we were not made aware of this at time of booking. Carpet was cheap and grubby.
Overall: Had we been staying for more than one night it would have been difficult. I would not stay here again. The review on website gave an impression of the Hotel which was not really borne out by the old and tired fixtures and fittings.
A serious re-fit is needed.
