Cleanliness of room and helpfulness of staff. The staff were particularly friendly and helpful with our children (aged 7 & 11). Location was very handy for rail station and Piazalle Roma bus terminal (10 mins easy walk) where buses to/from Marco Polo airport arrive. Riva Di Biasio vaporetto stop just at end of alleyway.
To be honest we cannot really think of any.

Great family room, lots of room for 2 adults and 2 children. Good location. We were made to feel very welcome by the gentleman on reception when we arrived. Photos are a fair representation of the actual rooms. We'd stay there again.
No real bad points, a couple of minor gripes. Breakfast, whilst adequate, could be a little more adventurous and it is more like a 5 min walk from the train station unlike the 2 mins stated which with luggage in 30 plus degrees can be a pain, but as stated above these are only minor.
