Cancellations

If cancelled up to 13:00 on the date of arrival, no fee will be charged. If cancelled later or in case of no-show, the first night will be charged.

Children and extra beds

All children are welcome. All children under 16 years stay free of charge when using existing bedding. All children under 2 years stay free of charge for cots. Extra beds are not available. Maximum capacity of total guests in a room is 4.

Bookings of 5 rooms or more are classed as a group booking. Once this booking has been received we will contact you directly with a group agreement to be signed and returned back to us. We require a 50% NON REFUNDABLE deposit 4 weeks prior to the arrival date. The next 50% NON REFUNDABLE is due 2 weeks before arrival and a rooming list is due 1 week before arrival. Payment in full is to be received 14 days prior to arrival.

From the north: From the A1 take the first exit marked Team Valley Trading Estate (T.V.T.E.). At the roundabout turn left. At the bottom of the hill is a small roundabout - turn right, then first left. The hotel is located on the left. From the south: From the A1 take the exit marked 'Teams' (B1426). At the roundabout take the third exit. At the next smaller roundabout turn right, then first left and the hotel is on the left.
