Built in 1760, this elegant Georgian bed and breakfast, set in the quiet area of Leith, has been extensively renovated and refurnished and offers our guests maximum comfort and value for money in the heart of Edinburgh City.

All children are welcome. All children under 3 years stay free of charge when using existing bedding. All children under 2 years stay free of charge for cots. All children from 3 to 12 years are charged GBP 17.50 per night and person for extra beds. All older children or adults are charged GBP 35.00 per night and person for extra beds. Maximum capacity of extra beds/babycots in a room is 2.

Our rooms are quaint, comfortably decorated and clean and most importantly quiet. As we are set in the Links Area of Leith, we overlook the bowling green, but sport a lovely quiet atmosphere. You have a choice in our rooms of either double en suite, or standard, single en suite or standard, family rooms, triple rooms and twin rooms en suite or standard, each one individually decorated and comfortable. We also have large family rooms that connect for those parents wishing a little peace and quiet. We also keep a stock of various sundry items such as shaving equipment, toothpaste, deodorants and shoe polish. The bright, attractive bedrooms each have the following: Full central heating Ironing facilities Hair Dryer Full en-suite bathroom Colour television Plus tea and coffee making facilities
These single rooms are available without an en suite bathroom. The rooms are just the right size for one person without being cramped. They are tidy, spacious and have a warm 'at home' feel about them. Each room has a comfortable single bed, with shared bath or shower room within a few doors.
These rooms have either one comfortable double bed or twin single beds. The rooms are spacious, clean and cosy and each is within a few doors of the nearest shared bathroom or shower room.
These double rooms have en suite bathrooms and are both spacious, clean and have a cosy away from home feeling.
Abbots House offers 2 large family rooms, each consisting of a double bed and 2 single beds, with a child's bassinet (cradle) also available if required. Just right for the family enjoying time together. Both these rooms have private en suite facilities and a pleasant outlook over the adjacent bowling greens. Both rooms are very popular, spacious, comfortable and feel just like home.
As we are a bed and breakfast only, you can expect a choice of continental breakfasts to full wholesome english breakfasts or vegitarian, the choice is entirely up to you. We are also lucky in that there are a lot of restaurants, pubs, coffee shops and take aways in our area, all walking distance from the hotel, to ensure that you never go hungry and have an internation choice in cuisine.

From city centre, Bus and Waverly train station - bus number 12 or 25. From the airport you can take a taxi or the airport bus into the city centre, then a bus or taxi to Leith Links.
