2 Family Run Guesthouses directly on Roker Sea Front with beautiful views of Sunderland's coastline. The Balmoral and Terrace are right next door to each other. They offer a family atmosphere, friendliness and comfort.
We've recently added a computer with a highspeed broadband connection for guests use free of charge.
Prominently situated on Roker Sea front our family run guesthouses offer a warm friendly welcome and fabulous views of the Sunderland coastline. We are only a short distance from Sunderland town centre, National glass centre, Sunderland University and the Stadium of light. We are also close to the Sunderland Empire and at the end of the C2C route. We are proud to have had a publication in the Sunderland Echo for our warm welcome, comfortable rooms and hearty breakfast. Our guesthouses provide a coded entry system enabling guests to come and go as they wish. There is no time restriction when using the coded entry system. Please note. Breakfasts for the balmoral and terrace are served in the terrace guesthouse

Directions
From the South Leave at Junction 62 & turn right onto a690 for 6.63 miles at junction turn left onto a19 for 3.3 miles, then turn right onto a1231 at signpost for Sunderland North.Stay on a1231 for 2.5 miles. Continue on b1289 for 1.2 miles turn left and follow local roads for 0.8 miles. From the North Join A1 from the A69, travel past the Metro Centre and the Team Valley Trading Estate then take the turn off to the A194(M), 5.9 miles from the Metro Centre. Turn onto A1231 for 6.9 Miles towards Sunderland. Continue on B1289 for 1.2 miles turn left and follow local roads for 0.8 of a mile.
