Set in the heart of the Lake District, this traditional Lakeland stone Victorian house is ideally located on a peaceful road just 2 minutes from the centre of Windermere village.
The house has lovely views overlooking Ellethwaite Park and is ideally located for visits to Bowness on Windermere and the Lake. Many grades of walks can be started from the house the staff are happy to advise you on them and offer maps and guides to help. Locally organised tours can also be arranged for you, with collection and drop-off at the property.
Although not a hotel, Broadlands Guest House is proud to have been awarded '3 AA Yellow Stars Highly Commended', in July 2009. This award is given to the top 10% of 3-star Guest Accommodation.
Guests are offered free car park passes for use whilst staying at Broadlands. These can be used in all SLDC car parks in the area.

The guest house provides 5 well-appointed rooms. All have en suite shower rooms, an LCD flat-screen TV, a well stocked hospitality tray, wine glasses and corkscrew. Complimentary toiletries are to be found in the en suite shower rooms along with large fluffy white bath sheets and towels. Rooms are refurbished on a regular basis with high quality soft furnishings.
Located on the first floor, these smaller double rooms are cosy and well appointed. These rooms cannot accommodate extra beds.
Overlooking Ellerthwaite Park, the room features wicker chairs to relax in after a day's sightseeing. Please specify whether you would prefer a double or twin room. One twin/double is located on the first floor, the other on the second floor. Can accomodate 2 adults and 1 child over the age of 12 years (additional charge will apply for child). No additional beds are available. This is a non-smoking room. Please note: there is a 2-night minimum stay at weekends and 3-nights on Bank Holidays.
This room is only for single occupancy and has one single bed. The room is located on the second floor with rooftop views to Orrest Head. No extra beds are available. This is a non smoking room.
Traditional freshly cooked breakfasts are served using local produce such as Huddlestones gold award-winning bacon and sausage, and Bannerigg Farm free range eggs. Lighter options are always available.
The train and coach station is a 10 minute walk away.
